CONDITIONS:
1. STREET SECTIONS FOR SUBDIVISION HAVE BEEN REDUCED FROM A 60, WIDE ROW TO A
50'/52' ROW. MORE HEAVILY TRAVELED STREETS INCLUDE A 52' ROW, 29' B-B SECTION
WHILE SIDE STREETS PROVIDE A 50' ROW WITH A 27B-B SECTION.
2. SIDEWALK IS ONLY INCLUDED ON ONE SIDE OF THE ROADWAY FOR LOCAL STREETS.
3. DUE TO SITE CONSTRAINTS, ONLY TWO CONNECTIONS SHALL BE MADE TO EXISTING
ROADWAYS. (PER UDO 5.11.66, THREE POINTS OF ACCESS ARE REQUIRED). TWO
ADDITIONAL STUB STREETS ARE PROVIDED THAT CAN BE CONNECTED TO IN THE FUTURE IF
DESIRED BY THE TOWN OF LILLINGTON.
4. STREAM BUFFER WIDTH HAS BEEN REDUCED FROM 100' TO 50' FROM EACH SIDE OF
STREAM CENTERLINE TO REMAIN CONSISTENT WITH STATE OF NORTH CAROLINA
REQUIREMENTS.
5. IMPROVEMENTS RECOMMENDED BY THE NCDOT ALONG OLD HIGHWAY421 SHALL BE
CONSTRUCTED PER NCDOT FINAL REQUIREMENTS.
6. ALL LOTS TO PROVIDE A 20' GARAGE SETBACK TO ALLOW PARKING IN DRIVEWAY WITHOUT
OVERHANG INTO SIDEWALK.
RETAINING WALL NOTES:
1. RETAINING WALLS TO BE PERMITTED SEPARATELY.
2. RETAINING WALLS TO BE MAINTAINED BY HOMEOWNERS ASSOCIATION.
