NORTH CAROLINA GENERAL WARRANTY; DEED
THIS DEED made this 13th day of October, 1998, by and t 66&6e6 `fhaW Coggh Inc.,
a North Carolina corporation, Grantor, and Nordfab Systems, Inc., a North Carolina corporation,
Grantee, the address of which is P.O. Box 429, Thomasville, North Carolina 27361-0429. The
designation Grantor and Grantee as used herein shall include said parties, their heirs, successors,
and assigns, and shall include singular, plural, masculine, feminine or neuter as required by
context.
WITNESSETH:
That the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is
hereby acknowledged, has and by these presents does grant, sell and convey unto the Grantee in
fee simple, all that certain lot or parcel of land situated in Thomasville Township, Davidson
County, North Carolina, and more particularly described as follows:
SEE ATTACHED EXHIBIT "A"
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and
appurtenances thereto belonging to the Grantee in fee simple.
The Grantor covenants with the Grantee that Grantor is seized of the premises in fee
simple and has the right to convey the same in fee simple, that title is marketable and free and
clear of all encumbrances, and that Grantor will warrant and defend the title against the lawful
claims of all persons whomsoever except for any exceptions herein stated.
1N WITNESS WHEREOF, the Grantor has hereunto set his hand and seal, or if
corporate, has caused this instrument to be signed in its corporate name by its duly authorized
officers and its seal to be hereunto affixed by authority of its Board of Directors, the day and year
first above written.

EXHIBIT A
Property Description
Located at the point of termination of Transit Avenue (S.R. 1768) in Thomasville Township,
Davidson County, North Carolina and described as follows:
THE POINT OF BEGINNING is an iron pipe set on the south right-of-way of Transit Avenue
at a point North 83-06-19 East 1,589.82 feet from a PK nail set at the center line of the
intersection of Transit Avenue and Hasty School Road; this iron pipe is a corner for Floyd J.
Oldham (Book 879, Page 1016; Lot 11, Plat Book 18, Page 94); and now proceeding from this
point of beginning with the southern boundary of an access easement (hereinafter described)
South 86-31-26 East 60.00 feet to an iron pipe; then North 03-53-54 East 464.92 feet to an iron
pipe; then South 86-06-06 East (passing an iron pipe on line at 399.00 feet) 540.00 feet to a point
in the approximate center of pond; then South 29-14-18 East 474.82 feet to an iron pipe; then
South 01-15-11 West 443.73 feet to an iron pipe, a corner for Robert E. Bowers (Book 498,
Page 414); then with Bowers North 86-00-30 West 304.32 feet to an iron pipe, a corner for
Bowers and. Joyce Coy, Jr. (Book 364, Page 353); then with Coy North 89-06-32 West 576.5 1
feet to an iron pipe on the West right-of-way of Donvic Drive (S.R. 1768); this iron pipe is also a
corner for Carlie Lee K.indley (Book 268, Page 188) and the aforesaid property of Floyd J.
Oldham, then with Oldham North 03-53-54 East 405.25 feet to the aforesaid point of beginning,
and containing 15.063 acres, more or less. This tract is a portion of that property described on
Deed recorded in Book 591, Page 656.
Also conveyed as an appurtenance to this 15.063 acre tract is a non-exclusive sixty foot (60)
easement for ingress, egress, and utilities over the following described property of Grantor:
THE POINT OF BEGINNING of this non-exclusive easement is an iron pipe set on the south
right-of-way of Transit Avenue at a point North 83-06-19 Fast 1,589.82 feet from a PK nail set at
the center line of the intersection of Transit Avenue and Hasty School Road; and now proceeding
from this point of beginning South 86-31-26 East 60.00 feet to an iron pipe; then North 03-53-54
East 60.00 feet to a point; then North 86-31-26 West 60.00 feet to an existing right-of-way
monument on the north right-of-way of Transit Avenue; then crossing Transit Avenue South 03-
53-54 West 60.00 feet to the aforesaid point of beginning.
This non-exclusive easement shall be deemed to be appurtenant to and to run with the aforesaid
15.063 acre tract.
Also conveyed as an appurtenance to this 15.063 acre tract is a thirty foot (30) sanitary sewer
service easement located on the southeastern portion of this 15.063 acre tract as shown on the
plat hereinafter identified. This easement shall run with the land.
These descriptions were obtained from a plat of a survey by Davis -Martin Powell. & Associates
dated August 27, 1998, and designated Job No. S40450. For further reference see Deed
recorded in Book 591, Page 656 and Tax Map 312, Lot 72.
