Drawer 870 Kitty Hawk NC 27949 Phone: 252 - 261 -3300 Fax: 252-261-1260 Web: quible.com F JUN - 6 2014 fA V 14 Attached is a project narrative and proposed project sketch along with some supporting materials that outline the fill history of two adjacent properties located at the intersection of Persimmon Street and Corolla Village Road in Corolla Village, Currituck County. The properties are referred to as Lot 273, an 0.32 acre parcel; and The Berry Parcel, a 1.025 acre undeveloped tract. The development plans for the property have altered a bit and the owners are seeking investors who want to build a small hotel on the site as designed and in keeping with the original plans. However, they are looking for additional and necessary parking for employees as well as additional parking for patrons and some additional access for fire lanes that will assist with fire ratings and insurance. Prior to these two lots being recombined, the goal was to build a single family residence (lot was located within a PUD zoned for single family residence) on Lot 273 and the same small (10 bedroom) Inn on the Berry Parcel. A complimentary use of Lot 273 as a small parking area for the adjacent "Inn" site is now the intended development use. Proposed plans also request additional fill around the Inn for better delivery access and fire lanes. Each lot was filled using a Nationwide 18 and based on recent surveys we actually only filled about 0.14 acres total between the two lots of the requested 0.20 acres. The fill has been completed and stabilized and the style and shape of the building along with the use of the property has been vetted during a Conditional Use Permit process. The proposed site work as shown will require an additional 0.26 acres of fill in USACE Section 404 Wetlands. It is mainly for drive aisles and fire access. If this project needs to be processed as an Individual Permit, we are prepared to offer a substantial mitigation package to offset the 0.26 acres of impacts.
