particularly described as follows:
Being the same property as described in deed from J.M. Sherrill and wife, Modene B. Sherrill to Horace W.
Long and wife, Doris Edwards Long dated Occciuber 17, 1952 and recorded in Deed Hook 220 on Page 9,
Rutherford County Registry, the property lu:rcbyconveyed being described according to said deed as follows:
Lying and being in Rutherfordton Township. Rutherford County, North Carolina, and lying on the north side
of North Carolina State Highway No. 181, and being part of that certain tract of land conveyed to A.L.
McKinney and wife, Nora McKinney by J.H. Walker, et al, by deed dated February 20,1943 and recorded in
Deed Book 183 Page 75 in the Office of the Register of Deeds for Rutherford County, North Carolina, and
being described by metes and bounds as follows:
BEGINNING at a P.O. at the north bank of the old Morganton Road, an old comer orthe J.A. Walker land,
and running thence with the old line South 46 West 66 feet to a stake at the old stone pile corner; thence with
another old line South 18 East (V. I 1/1) 370 feet to a stake in the North line of the right of way of Highway No.
181; thence with the right of way ot'Highway No. 181 North 65 A I 421 feet to an 'iron stake in said right of
way line; thence North 241/5 Wcst 407 feet to a stake in the old line on the north bank ofthe old Morganton
Road; then" with the old line and the north bank of the oldMorganion Road South 71 West 300 kei to the
BEGINNING, containing three and one-half(3'/.) acres, surface measure.
The above described lands were conveyed to J.M. Sherrill and wife, Modene B. Sherrill by O.E. McDaniel
and wire, Annic.Mae McDaniel. See Book 214 Page 341.

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto
belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that the Grantor is seized ofthe premises in fee simple, has the right to
convey the same in fee simple, that title is marketable and free and clear of all encumbrances, and that Grantor will
warrant and defend the title against the lawful claims of all persons whomsoever except for the exceptions hereinafter
stated.
Title 10 the property hereinabove described is subject to the following exceptions:
Subject to all public utility easements, recorded and unrecorded.
