WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby
acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, all that certain
lot or parcel of land situated in Monroe Township, Union County, North Carolina and more particularly described as
follows:

The property hereinabove described was acquired by Grantor by instrument recorded in Book 907, Page 287, Union County
Registry.
A map showing the above described property is recorded in Plat Cabinet, File.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to the
Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the right to convey the
same in fee simple, that title is marketable and free and clear of all encumbrances, and that Grantor will wan -ant and defend
the title against the lawful claims of all persons whomsoever except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:
APPLICABLE ZONING; ANY EASEMENTS AND RIGHTS OF WAY FOR SERVICE LINES, ROADS AND
UTILITIES AS MAY BORDER OR CROSS THE PROPERTY INCLUDING, IF APPLICABLE, THE SUBDIVISION
STREETS AS SHOWN ON RECORDED PLAT; ANY EASEMENTS RESERVED IN THE RESTRICTIVE
COVENANTS, INCLUDING HOMEOWNERS ASSOCIATION PROVISIONS; APPLICABLE RESTRICTIVE
COVENANTS OF RECORD AND STREET ASSESSMENTS; 2016 REAL PROPERTY TAXES; SUBJECT TO
MATTERS THAT COULD BE REVEALED BY A CURRENT ACCURATE PHYSICAL AND BOUNDARY SURVEY
AND ACTUAL INSPECTION OF THE PROPERTY.

BEGINNING at a point in the centerline of Rocky River Road, common corner with property of Union
County Board of Education (Book 5305 page 013) now or formerly, evidenced by a nail; thence from the
Beginning point two lines with centerline of the road: I", North 06 degrees 28 minutes 34 seconds East
83.57 feet; 2nd, North 06 degrees 49 minutes 15 seconds East 362.80 feet to a point evidenced by a nail;
thence, in and about Watkins Road as follows: North 50 degrees 52 minutes 05 seconds East 318.77 feet
and North 51 degrees 36 minutes 06 seconds East 404.37 feet; thence a new division line South 80
degrees 23 minutes 54 seconds East 815.15 feet; thence, South 61 degrees 51 minutes 43 seconds West
1610.80 feet (crossing an iron set at 1580.42 feet in the eastern margin of Rocky River Road) to the point
and place of beginning, and containing 11.84 acres as shown upon a plat of survey, dated January 26,
