The 6 acre project site (sanitary sewer outfall only) is located west of Herbert Akins Road. The property°will ultimately be,developed.into a residential subdivision that'is served by the sanitary sewer outfall illustrated on attached impact maps. All,proposed impacts required for this phase of the project are due to sanitary sewer"outfall construction. The off-site, sanitary sewer outfall will flow via gravity to an existing sanitary sewer pump station west of Basal Creek, asMust"rated on attached impact'maps. No other reasonable locations exist to,cross,these features due to the requirement for gravity flow. Crossing impacts have been minimized,to the maximum extent practical, by designing- the �sanitary sewer crossings,as perpendicular to jurisdictional features as possible. Proposed permanent impacts consist only of rip -rap channel stabilization at the stream crossing, and gradmg and re- vegetation in other impact locations. All impact locations willnbe returned to pre - development contoufs after installation of the sewer outfall. A summary of proposed project impacts are detailed in the following table, with additional details provided in the application and on provided impact maps.
