The designation Grantor and Grantee as used herein shall include said parties, their heirs, successors, and assigns, and
shall include singular, plural, masculine, feminine or neuter as required by context.
WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby
acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, all that
certain lot or parcel of land situated in Boone Station Township, Alamance County, North Carolina and more
particularly described as follows (the "Property"):

This conveyance is made upon the condition that, until the time when purchase money loan of even
date herewith payable by Grantee in favor of Grantor in the amount of $1,600,000 (the "Loan") is paid
full (the "Loan Term"), Grantee agrees to use the Property as a mobile home community ("Use
Restriction"). The Loan is secured by a First Lien Deed of Trust from Grantee to Grantor of even

submitted electronically by "Kensington vanguard"
AFC in compliance with North Carolina statutes governing recordable documents
and the terms of the submitter agreement with the Alamance County Register of Deeds.

date herewith and recorded immediately following this General Warranty Deed (the "Deed of Trust").
As a condition to the payoff of the Loan upon the expiration of the Loan Term, Grantor shall release
and discharge the Deed of Trust In the Alamance County Registry at which time the Use Restriction
shall be null and void and Grantee shall have full right without any restrictions to use the Property in
any lawful manner. In the event during the Loan Term that Grantee ceases to use the Property as a
mobile home community, then Grantor shall deliver to Grantee a written notice of default and Grantee
shall have thirty (30) days from receipt of such written notice to cure the default. 1f Grantee does not
cure the default within the cure period, Grantor shall have the right to immediately re-enter upon the
Property and take and hold possession of the Property without let or hindrance; provided, however, the
breach of any said conditions or any re-entry by reason of such breach or forfeiture of title to the Property by
reason of' such breach shall not defeat or render invalid the lien of the Deed of Trust securing the Loan and
made in good faith for value on any of the Property; the said right to re-enter or declare a forfeiture of title
shall be made subject to the lien of any such Deed of Trust given and created by Grantee to secure the Loan.
The property hereinabove described was acquired by Grantor by instrument recorded in Book 1460, Page
715 of the Alamance County Registry.
All or a portion of the property herein conveyed does not include the primary residence of Grantor.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging
to Grantee in fee simple.
And Grantor covenants with Grantee, that Grantor is seized of the premises in fee simple, has the right to convey the
same in fee simple, that title is marketable and free and clear of all encumbrances, and that Grantor will warrant and
defend the title against the lawful claims of all persons whomsoever, other than the following exceptions: ad valorem
taxes for current and subsequent years, all restrictions, covenants, conditions, rights of way and easements of record.

Carolina adjoining the lands of Sockwell Road (SR 1554) right of way and others and being more
particularly described as follows:
BEING ALL OF LOT NUMBER FOUR (4) of the Homeplace of John T. Kemodle Estate as shown
in Plat Book 2 at Page 91 of the Alamance County Registry, to which reference is hereby made for a
more particular description.
The Grantor acquired this property by conveyance recorded in Deed Book 1460, Page 715 of the
Alamance County Registry.
