Denning in Sherrill Stephenson's line; thence with the center line of State Road 1547 with the line of Sherrill Stephenson, North 10 degrees 54 minutes East 30.01 feet to a spike; thence with the line of Sherrill Stephenson, South 80 degrees 16 minutes 30 seconds East 2304.44 feet to an iron stake in Festus R. Denning's line and located South 8 degrees 38 minutes 30 seconds West 623.23 feet from an existing lightwood stake in Merchant Langdon's line and is also located North 8 degrees 38 minutes 30 seconds East 69.77 feet from an existing auto drive shaft, the northwest corner of Fred Junius Denning (Hayes Farm); thence with the line of Fred Junius Denning, South 8 degrees 38 minutes 30 seconds West 1725.68 feet to an iron stake, the point and place of BEGINNING, containing 57.183 acres, total, less 0.066 acre road right of way, leaving 57.117 acres net, according to a survey by Thomas Lester Stancil, Registered Land Surveyor 1512, dated February 2, 1978, which map is recorded in Map Book 22, Slide 60, Harnett County Registry, reference to which map is hereby made for greater certainty of description. Said property is subject to a 90 foot easement with 45 feet on each side of center for Carolina Power & Light Company transmission lines as shown on aforesaid map. This being the same property conveyed by E.W. Denning and wife, Martha P. Denning to Fred Junius Denning and wife, Dottie Sue Denning by deed dated March 8, 1978 and recorded in Book 669, Page 440--441, Harnett County Registry. Pursuant to NCGS §105-317.2 the Grantor herein acknowledges that the real property conveyed herein ❑ does 1 ® does not include the primary residence of the grantor. The herein described lands are conveyed to and accepted by the Grantees subject to all other easements, rights -of -way and restrictions shown on said map and listed on the public record. This conveyance is expressly made subject to the lien created by Grantor's real 2010, Harnett County ad valorem taxes. TO HAVE AND TO HOLD the above -described lands and premises, together with all appurtenances thereunto belonging, or in any wise appertaining, unto the Grantee, its heirs, successors, administrators, and assigns forever, but subject, however, to the limitations set out above. AND the said Grantor covenants to and with said Grantees, its heirs, successors, administrators, and assigns that it is lawfully seized in fee simple of said lands and premises, and has full right and power to convey all said interest in the same to the Grantee (but subject, however, to the limitations set out above) and that said lands and premises are free from any and all encumbrances, except as set forth above, and that it will (and its heirs, successors, administrators, and assigns shall) forever warrant and defend the title to the same lands and premises, together with the appurtenances thereunto appertaining, unto the Grantee, its heirs, successors, administrators, and assigns against the lawful claims of all persons whomsoever.
