E Stormwater Report ii FEI Woodhaven Subdivision 2/14/2022 Forsyth County, North Carolina Woodhaven Subdivision Single -Family Residential Development Forsyth County, North Carolina NARRATIVE The purpose of this development is to create a 26-lot single family residential development. The development is located in the Roanoke River Basin and has a Class C watershed classification. The project will be phased in two phases as indicated on the plans; all utilities & grading will be installed in phase 1 and paving will be broken up according to the phase line. Lots will be serviced with public water provided by City/County Utility Commission and on -site septic system. This project will be classified as a low -density development. Due to the watershed classification and type of development, SCM are not required for the project. Information about the site is as follows: Site Data Owner: Randall Scott Dunston Parcel Number: 6920-92-8000 Reference: D.B. 3606 PG 4245 Development Standard: Forsyth County Zoning: RS20-S Site Area: 16.9 acres Watershed Data Watershed Classification: C River Basin: Roanoke River Basin Soil Types: CiB, CoA, FaC, FaD, FcC2, PcF2 Approximately 17.9 acres of off -site drainage area flows to the western property line. An exhibit has been prepared using LIDAR topography to illustrate the runoff from adjoining western properties. Due to the site topography, it is necessary to collect the off -site drainage area at multiple points along the western property line in order to properly control runoff to and through the development. Storm drainage segments from GI 103 to FES 100, GI 404 to FES 400, and GI 501 to FES 500 will need to be installed to bypass offsite water through the development and not enter into the disturbed area. Rip -rap energy dissipators will be installed to control velocity at downstream pipe locations. For the site construction, measures will be installed at the perimeter of the downstream disturbed limits. Erosion rills, resulting from significant runoff over extended periods of time prior to the commencement of disturbance, will be repaired and stabilized as part of the site improvements. Storrawater Report FEI Woodhaven Subdivision A 2/14/2022 Forsyth County, North Carolina As the development is classified as Low Density (1.53 dwelling units per acre), the site design took into consideration maximizing the use of vegetative swales and minimizing storm drainage piping within the development. Inlets are added collecting runoff from vegetative swales, but kept to a minimum. In addition, ribbon paved streets were used in the development to lessen impervious surface area. Furthermore, the lots will not be mass graded; grading will be to the extent necessary for installation of the road and utilities. The total disturbed area for the project is approximately 6.2 acres. The Erosion Control Construction Sequence provides additional details for the stages of development. In summary, the design is intended to minimize on -site impacts to water quality from using natural drainage features, reducing pavement, limiting disturbed area, and minimizing storm drainage to construct this residential development. This development has been designed to maximize the intent of NCDENR guidelines for Low Density developments.
