I believe the existing barn did have a collector drain that all the roof drains tied into but I'm not sure it had area drains. I will have to research it some. The issue may be the survey. When the old barn burned down, they demo'ed the structure for safety reasons, but let me get with the park department to see if there are any record drawings for the drain system. As for grading the site to avoid the flow from the north side, there are several trees that are very old on that part of the property, and we were trying to avoid losing them. Because of that, the water sheet flows almost directly toward the front door, which is obviously a problem, and hence the area drains. We thought since we needed the area drains anyway, it made sense to use the same outfall. If daylighting the roof drains on the west side make the area drains more palatable, we can certainly do that. Attached is the drainage area map we used to calculate things. Some questions that you may be able to answer to help with my review: Pipe network on the north side of the barn: 1) Was there an existing pipe network in this area that served a similar function? If there was, it should be shown on the existing site plan and we could then allow this proposed network since it would be replacing an existing system (i.e., equal or better treatment). 2) If the proposed pipe network is brand new, why couldn't this plaza area be graded like the existing plaza area (having the plaza area sheet flow into the grassy areas to the north of the barn)? I understand that enclosed pervious areas (inlet AI-1 and the 6" subdrain) do need some sort of pipe to allow the runoff "out", but inlets AI- 2, 3, & 5 seem like they could be removed even if the site area is relatively flat. You could extend your limits of grading north and add an east -west ditch just north of the plaza so that the small hill north of the plaza doesn't drain onto the plaza (and the plaza can drain to this ditch). 3) If you have it handy, could you send me a drainage area delineation for the inlets to the piping network (This isn't a required item, it will just help me with my review)? Roof drains: 1) Why can't the roof drains sheet flow across the pavement and into the grassy areas next to the barn or be released into a nearby grassy area like a Disconnected Impervious Surface (similar to how the southeastern roof drains are)?
