We are reviewing all the calculations and double checking the impervious that is needed by the builder for each lot. Did you have other comments with this or was this all we need to resolve? Hopefully I can get this resolved tomorrow and get this all squared away. The individual lot BUA allocation within the DA to 1 the SCM from the Application/Supplement-EZ Form (530,360 sf) plus the individual lot BUA allocation in the low-density area from the Application/Supplement-EZ Form (15,560 sf) equals 545,920 sf which is the smaller of the two You can either revise the deed restriction documents so that the total BUA allocated to the subdivided lots equals 545,920 sf (as shown in the Application/Supplement-EZ Form) or you can revise the Application, Supplement-EZ Form, Calculations, etc… so that the BUA allocated to the individual lots equals 552,320 sf (as shown in the deed restriction document). We ran all the calculations based on the larger number – I am not sure how the discrepancy came up. Do you want us to revise the deed restriction form so it is close to what is designed or are we good with having the actual imperious a little less than the design? The provided deed restriction document (attached) shows 74 lots (Lots 91-119, 128-132, 160-166, 179-195, 203-214, & 282-285) being allocated 4,045 sf of BUA and 54 lots (Lots 120-127, 133-159, 167-178, & 196-202) being allocated 4,685 sf of BUA for a total subdivide lot BUA of 552,320 sf (74 lots * 4,045 sf per lot + 54 lots * 4,685 sf per lot). Line 9 of the Entire Site Column of the Drainage Area Page of the Supplement-EZ Form (attached) indicates that only 545,920 sf of BUA is located on subdivided lots. Everything looks good except for a few small issues: Please correct the following: - Please provide the electronic files associated with this submission. We have yet to receive the electronic files that were requested on 10/20/2021 (see email below) and the provided hard copies do not match the electronic files that we have on-file from the prior submittals. - The receiving stream information as shown in Section IV, 10 of the Application does not appear to be correct. The proposed wet pond does not appear to discharge into Price Mill Creek. - The information in the “Entire Site” column on the Drainage Area Page of the Supplement-EZ Form does not appear to be correct. This column is an accounting of the BUA located within the project area (similar to how the drainage area column is an accounting of the BUA located within the drainage area to the SCM). The BUA values in the entire site column should be greater than or equal to the BUA values in the drainage area column (the difference being any BUA that is located on-site, but bypasses the proposed SCM). - Per the provided drainage area map, all of the building pads and driveways on the individual lots drain to the proposed SCM. The deed restriction document indicates that the total amount of BUA allocated to the individual lots is 560,320 sf however the calculations only show 545,760 sf of BUA from the lots draining to the SCM (which is less than the sum of all of the driveways & building pads). Please clarify. If portions of lots do not drain to the proposed SCM it should be reflected in the drainage area maps/calculations. - The on-site lots BUA summation in the Post Development Hydrologic Calculations does not appear to be correct. 74 lots with 43’ x 80’ pads should equal 254,560 sf of BUA, however only 240,800 sf is shown. As mentioned above, per the provided drainage area map it appears as though all of the proposed building pads drain to the proposed SCM. Please clarify. - Please provide a new O&M Agreement Form. The provided form does not contain the required operation and maintenance requirement pages (the form still shows “Click to update O&M Manual”). The form is also missing the street address and city, state, & ZIP code for Mr. Goracke. 4 - The Applicant and Property Owner are both listed as VK Heritage, LLC. Would you like to list the Applicant as the Property Owner (Section III, 1c) or leave it as-is (Listing the Applicant as a Developer developing the site on behalf of the Property Owner)? Please provide the following: - 1x electronic copy of all of the submittal items from the 10/19/2021 submission. - 1x hard copy & 1x electronic copy of the revise page(s) of the Application. - 1x hard copy & 1x electronic copy of the revise page of the Supplement-EZ Form. - 1x original hard copy & 1x electronic copy of the revise O&M Agreement Form. - Revised calculations and/or drainage area maps to address the above comments (2x hard copies for plan sheets, 1x hard copy of everything else, & 1x electronic copy of everything). I have not looked over the submission yet so I do not currently know if anything is missing or not. Our other reviewer, Corey Anen, has recently resigned from the State and I have inherited all of his projects (we also lost our secretary and program supervisor so I am essentially running the post-construction program by myself while we wait to fill these vacancies). There are more than 25 projects currently in my review queue that are ahead of this one (I have a total of about 60 projects that I am currently reviewing/waiting on additional information for) so realistically, I probably won’t even get to look at this project for a month or so.
