APPROVAL OF PLANS. ESTIMATED TIME OF COMPLETION IS
APPROXIMATELY 12 MONTHS AFTER START OF CONSTRUCTION.

1. THE PROPOSED ROAD IS TO BE MAINTAINED BY THE NCDOT FROM BACK OF CURB TO BACK OF CURB.
THE MAINTENANCE OF THE CBU, SIDEWALK, AND LANDSCAPING BETWEEN THE CURB AND THE RIGHT
OF WAYSHALL BE COMPLETED BYTHE HOME OWNERS' ASSOCIATION.
2. ALL ROADS IN THIS SUBDIVISION ARE HEREBY DECLARED PUBLIC. THE MAINTENANCE OF ALL STREETS
AND ROADS IN THIS SUBDIVISION SHALL BE THE RESPONSIBILITY OF THE DEVELOPER AND IT SHALL BE
THEIR RESPONSIBILITY TO BRING SUCH STREETS UP TO THE STANDARDS OF THE NORTH CAROLINA
DEPARTMENT OF TRANSPORTATION BEFORE ANY STREETS ON THIS PLAT ARE ADDED INTO THE NORTH
CAROLINA STATE HIGHWAY SYSTEM.
3. AUTUMN LEAF ROAD IS CURRENTLY MAINTAINED BY NCDOT.
4. THE REQUIRED STORMWATER CONTROL MEASURES WILL COMPLY WITH SECTION 8.2.10 OF THE UDC.
5. THE FINAL LIGHTING PLAN WILL BE COORDINATED WITH AND PROVIDED BY DUKE ENERGY.
6. THE OWNERS OF PLATTED LOTS SHALL NOT BE ELIGIBLE TO RECEIVE WATER AND SANITARY SEWER
SERVICES FROM TOWN OF TROUTMAN UNLESS THE ENTIRE SUBDIVISION IS ANNEXED.
