The site plan refers to the multi -family portion of the project as "Future Phase: Multi -Family". The
project was planned and zoned as a mixed -use development with retail in the front and multi -family in
the rear. The developer of the property will build the retail portion of the project and has from the
outset had the intention to sell the `Future Phase" portion to a multi -family developer. The stormwater
management pond is designed for full build -out. The multi -family developer came on board soon
after project design and engineering for the retail portion began and design and engineering for the
multi -family portion is in the finishing stages now. Rough grading and storm drainage for both
portions of the project will be completed under one contract and vertical construction of both the retail
and multi -family will begin as soon as building pads are ready and will run concurrently.
The permanent wet detention pond will function as a sediment basin until the site is stabilized, and
once the erosion control inspector deems the site to be sufficiently stabilized to convert it to the
permanent wet detention pond, conversion measures will be done including sediment removal,
removal of skimmers and baffles, fine grading and respreading topsoil on the pond slopes, seeding
and mulching and installation of erosion control matting, and installation of plant material on the
littoral shelf.
Construction of the retail and multi -family portions of the project will constitute full build -out of the
project and no future work will be required for the wet detention pond.
