CONSTRUCTED IN ACCORDANCE WITH THE FOLLOWING PLANS, THE LATEST EDITION
OF THE ENGINEERING DESIGN AND CONSTRUCTION STANDARDS OF THE TOWN OF
HOLLY SPRINGS AND OTHER APPLICABLE TOWN ORDINANCES AND POLICIES. THE
ENGINEER WHOSE SEAL AND SIGNATURE APPEAR BELOW CERTIFIES THATTHE
TOWN OF HOLLY SPRINGS ENGINEERING DESIGN AND CONSTRUCTION STANDARDS
HAVE BEEN THOROUGHLY REVIEWED FOR APPLICABILITYTO THIS PARTICULAR
PROJECT. ANY PROPOSED EXCEPTIONS OR DEVIATIONS FROM THE STANDARDS ARE
LISTED SPECIFICALLY ON SHEET OF THESE DRAWINGS. FURTHERMORE, THESE
PLANS WERE PREPARED IN CONFORMANCE WITH THE APPROVED PRELIMINARY
PLAN FOR THIS PROJECT.
1. ALL CONSTRUCTION SHALL CONFORM TO THE TOWN OF HOLLY SPRINGS ENGINEERING DESIGN AND
CONSTRUCTION STANDARDS.
2. CONSTRUCTION DRAWING APPROVAL IS REQUIRED PRIOR TO BEGINNING CONSTRUCTION.
DEVELOPMENT FEES (ACREAGE, FEE IN LIEU OF ASSESSMENT AND INSPECTION FEES AND OTHERS AS
REQUIRED MAY BE APPLICABLE) ARE DUE BEFORE CONSTRUCTION DRAWING APPROVAL.
3. THE PLAN IS SUBJECT TO REVISIONS DURING CONSTRUCTION DRAWING APPROVAL.
4. ALL STREETS SHALL BE PUBLIC.
5. THIS PLAN IS USING THE "DEVELOPMENT OPTIONS" PER TOWN OF HOLLY SPRINGS CODE SECTION 2.09
WHICH ACCOUNTS FOR DEVIATIONS IN THE REQUIREMENTS FOR THE R-10 ZONING DISTRICT.
6. THE HOA SHALL MAINTAIN THE OPEN SPACE AND ALL LANDSCAPING IN COMMON AREAS.
7. THE MINIMUM DRIVEWAY LENGTH FOR A FRONT LOAD GARAGE IS 25' MEASURED FROM THE
RIGHT-OF-WAY (THIS APPLIES TO DOUBLE CAR GARAGES).
8. ALL LOTS ADJACENT TO COMMON OPEN SPACE AND SIDE FACADES THAT FACE RIGHTS -OF -WAYS WILL
BE REQUIRED TO MEET THE SIDE AND REAR DESIGN FEATURES TABLE (TABLE 2.09 C-5 IN THE TOWN OF
HOLLY SPRINGS UNIFIED DEVELOPMENT ORDINANCE. THIS TABLE IS ON THE COVER SHEET).
9. ALL INTERIOR STREETS SHALL BE PUBLIC.
10. PARCELS THAT MAKE UP OVERALL PROJECT AREA TO BE RECOMBINED.
11. NO MORE THAN 85% OF BUILDING PERMITS SHALL BE ISSUED PRIOR TO THE COMPLETION OF ALL
DEVELOPED RECREATIONAL OPEN SPACE.
12. ALL POWER SERVICES WILL BE UNDERGROUND.
13. EACH HOME SHALL BE SUBJECT TO THE RESIDENTIAL DESIGN FEATURES FOR FRONT, SIDE AND REAR
FACADES AT THE TIME OF BUILDING PERMIT.
14. ALL RETAINING WALLS REQUIRE A BUILDING PERMIT. WALLS GREATER THAN 4' IN HEIGHT WILL
REQUIRE ENGINEERING DESIGN APPROVAL AT CONSTRUCTION DRAWING REVIEW AS WELL AS
BUILDING PERMIT. ENSURE THAT NO UTILITIES WILL BE IN CONFLICT WITH STRUCTURAL
REINFORCEMENT OF THE WALL.
15. ALL EXISTING STRUCTURES WITHIN PROPERTY LIMITS TO BE REMOVED EXCEPT FOR THE TREE LISTED IN
CONDITIONAL USE PERMIT CONDITION #5.
16. THIS PROJECT WILL MEET THE INTERIOR STREETSCAPE REQUIREMENTS OF DEVELOPMENT OPTIONS BY
EITHER A FIVE (5) FOOT OR MORE VARIATION APPLICABLE TO AT LEAST ONE (1) OF EVERY FOUR (4)
LOTS ALONG A BLOCK FACE, OR SHALL PROVIDE DOCUMENTARY ASSURANCES THAT SUFFICIENT
VARIATION SHALL EXIST IN THE DESIGN AND APPEARANCE OF ADJACENT DWELLING UNITS NECESSARY
TO AVOID A MONOTONOUS BUILDING DESIGN AND STREETSCAPE.
