Fox Chase Subdivision Phase 2 is a small section consisting of 22 lot single family residential subdivision off Highway 62 in Trinity, North Carolina. Located just north of Interstate 1-85 in Randolph County, this 8.90 acre tract of land is bordered to the north by an unnamed branch of the Uwharrie River, to the east by Fox Chase Phase 1, and to the west by Collett Farm Road. Once this phase of the subdivision is complete, a variety of 4-bedroom single family homes will be constructed. In recent years, the City of Trinity has built a significant amount of sewer infrastructure to spur development within the area. One of those recent projects happens to be located just beyond the northern edge of this parcel on an adjacent tract owned by the developer. To access this infrastructure, typical bore and jack method under a stream will occur. This permit will cover the new construction of sewer mains throughout this project and consists of 977 linear feet of 8" PVC and 270 linear feet of 8" ductile iron pipe. The piping listed and installed under this permit will meet or exceed today's design standards and regulations for both the City of Trinity and NCDENR. The proposed sewer lines will tie to an existing 8" sewer outfall mentioned above. Based on the size, the sewer line has more than sufficient capacity to handle the expected demand from this phase of the project. A total of 10,560 gals/day is expected at full build out of the proposed subdivision using a daily flow of 120 gals/day per bedroom. This total daily flow was calculated using a breakdown of 22 4-bedroom homes. At the completion of construction, the City of Trinity has agreed to take over maintenance of the sewer mains and streets within the project since the utilities will be installed within a public right of way or utility easement. I understand that this does not relieve the collection system owner from complying with G.S. 143- 215.67(a) which prohibits the introduction of any waste in excess of the capacity of the waste disposal system.
