HomeMy WebLinkAbout20220142 Ver 1_PCN Additional Info Update_20220321PCN Form Additional Information Section B.6b Future Project Plans — Explanation This PCN applies to Phase 1 and Phase la of the Sweeten Creek Road Tract/Busbee Mountain development. Development plans for future phases have not been finalized and their impacts have not been studied. The timing of future phases is currently unknown. Future development areas are labeled in Figure 5.0. Section B.3a Project Description — Land Use The project area is currently an undeveloped, wooded lot. The project area is bordered by Sweeten Creek Road to the west, residential properties to the north and south, and undeveloped forest to the east. The project site covers approximately 133 acres and is entirely forested. A dry ridge extending from Busbee Mountain bisects the site. To the north of the ridge, Fourmile Branch (Class C) originates within the project boundary. Several unnamed tributaries to Fourmile Branch are located within the valley bottom. South of the ridge, two unnamed tributaries to Dingle Creek (Class C) are located within valleys. Most of the project site occupies a dry hilltop and upland slopes above Fourmile Branch. Section B.3e Project Description — Details The project will involve the construction of a new residential development and associated access roads. Access to the development will require construction of two new roads that will enter the property from Sweeten Creek Road. The new access roads will run east into the property. An additional road that spurs off of the northern access road is also proposed and will access the Phase la development area (See Figure 5.0). The development of the property will involve two permanent stream impacts (Impact S1 [71 L.F.; 0.009 Ac] and Impact S3 [16 L.F.; 0.001 Ac]), two temporary stream impacts (Impact S2 [20 L.F.; 0.003 Ac] and Impact S4 [20 L.F.; 0.004 Ac]), one permanent wetland impact (Impact W1 [0.065 Ac]), and three temporary wetland impacts (Impact W2 [0.007 Ac]; Impact W3 [0.001 Ac]; and Impact W4 [0.015 Ac]). The impacts are associated with two stream crossings. The first stream crossing (Impacts S1, S2, W1, W2, W3, and W4; Figure 5.1) involves the installation of one culvert and a retaining headwall on both sides of the crossing. Wetland impacts W2, W3, and W4 are temporary construction access impacts associated with construction of the retaining headwall. Temporary wetland impacts will be restored upon completion of work. This will include regrading of the temporarily impacted wetland areas to their original state followed by seeding with a wetland species seed mix. The second stream crossing (Impacts S3 and S4; Figure 5.2) involves the replacement of an existing culvert in order to minimize project impacts. Stream Impacts S1 and S2 occur in an unnamed tributary to Fourmile Branch, and Stream Impacts S3 and S4 occur in Fourmile Branch. See Figure 5.3 for embedded culvert and retaining wall details. See Figure 5.4 for work -in -the -dry and pump around system details. Typical grading equipment (trackhoe, dozer, drum -roller, etc.) will be used during the development of the site and will be operated from high ground. Section F.7b. Historic or Prehistoric Cultural Resources — Sources No historic sites are located within 0.5 mile of the project site.
