existing iron pipe, an old corner of Rinehardt; thence with Hill,
S. 80-08-21 E., 166.68 feet (passing an existing iron pipe on line
at 56.70 feet) to the BEGINNING containing 228.897 acres more or
less, as surveyed and platted by Concord Engineering and Surveying,
Inc. on March 3, 1986 and January 31, 1994, revised with proposed
substation easements added September 21, 1994.
LESS AND EXCEPTING, and excluding therefrom, however, the
following:
1. Power Line Right -of Way: A right-of-way and easement
sixty (60) feet in width for work upon and ingress, egress and
regress to, from and over the above -described property located
thirty (30) feet on either side of and parallel to a centerline
more particularly described as follows:
BEGINNING at a traverse nail on the west bank of Irish Buffalo
Creek (said traverse nail being S. 16-09-46 E. , 181. 36 feet from an
existing iron pipe in the new line of WSACC and Bost on the west
bank of the creek); thence the following lines: (1) S. 60-18-05
W., 823.54 feet (passing a power pole on line at 129.21 feet) to a
power pole; (2) S. 11-23-03 E., 784.15 feet (passing the crossing
point of a tie line on line at 594.09 feet) to a power pole; (3) S.
02-44-17 E., 289.46 feet to a power pole; (4) S. 17-10-54 E.,
443.90 feet to a power pole; (5) S. 56-28-12 W., 366.33 feet to a
power pole; (6) N. 82-34-10 W., 1509.51 feet to a power pole; (7)
N. 06-57-07 W., 430.43 feet to a power pole; (8) N. 00-42-41 W.,
446.40 feet to a power pole; (9) N. 16-45-53 E., 213.48 feet to a
power pole; (10) N. 24-16-48 E., 432.49 feet to a point in the
dividing line between WSACC and Hill (said point being N. 80-07-47
W., 40.70 feet from an existing iron pipe, a corner of Hill in the
line of WSACC at the end of Breezy Lane).
2. Substation Easement - 1. A right-of-way and easement for
access to, modification and use of and over the above -described
property for an electrical power substation as follows:
BEGINNING at a set iron pipe on the west side of but not
adjacent to Rocky River (said set iron pipe being S. 40-37-48 W.,
321.86 feet from a concrete control monument on the eastern edge of
the power line right-of-way described hereinbefore; thence S. 87-
38-17 E., 75.89 feet to a set iron pipe; thence S. 02-11-47 W.,
76.50 feet to a set iron pipe; thence N. 87-35-32 W., 76.53 feet to
a set iron pipe (said set iron pipe being the northern and
beginning point of a tie line to the second substation easement
hereinafter described); thence N. 02-40-46 E., 76.44 feet to the
BEGINNING containing 0.134 acres, more or less;
3. Substation Easement - 2. A right-of-way and easement for
access to, modification and use of and over the above -described
property for an electrical power substation as follows:
BEGINNING at a set iron pin (said set iron pin being S.
02-29-19 W., 171.20 feet from a set iron pin, the northern and
beginning point of the tie line hereinbef ore described); thence S.
87-47-49 E., 76.94 feet to a set iron pin; thence S. 02-15-09 W.,
76.55 feet to a set iron pin; thence N. 88-00-25 W., 76.84 feet to
a set iron pin; thence N. 02-10-54 E., 76.84 feet to the BEGINNING
containing 0.135 acres, more or less.
