Can you provide a photo of the same but with current condition?

Also, I don't see why trees aren't included with the plan and/or larger shrubs.
• See revised landscape plan
Can you provide further information why other measures such as natural vegetation is not viable? Also,
more concrete evidence of unreasonable erosion.
• See photographs of the existing soil conditions when purchased
• There had been several attempts by previous owners, to grow grass, presumably fescue, and
sod in the area, all of which had failed and resulted in virtually all the topsoil being washed
away over the years. And while the area is not as steep as the embankment bordering the
lake, it is still 4:1 slope overall.
Small equipment was utilized for the removal of a previous impervious area and the construction of the
existing hard scape.
• There is no practical way to get into the area even with small equipment, because of the
location of the new patio and firepit, and the pre-existing retaining wall, which in combination
create a barrier, from one side of our property to the other side of the property. Now, any
work done in the area, can only be done with manual labor and hand tools (shovels, rakes,
wheelbarrows, due to inaccessibility.
Please elaborate on purpose and need and hardship.
• The owners of this property are both 70 years old and the area was dangerous for them.
Before the artificial turf was installed, it was very treacherous to try to walk across this area.
The owners considered mulching the area but because mulch is "loose," that factor in
combination with the slope, would have made it even more dangerous for them than the
barren soil, especially when wet. They were advised by the landscapers who were consulted
with, that the best option to put a stop to the erosion problem would be to install the artificial
turf which not only is permeable, but it promotes dispersed flow and is designed to do so.
• The current proposed design creates a much larger area of infiltration and will consist of far
more native NC shrubs, grasses, trees, etc., which will serve as a buffer between the affected
areas and Lake Norman.
How the new bank relates to the old bank.

• The existing shoreline slope varies: 1.5:1 to 3:1
• The proposed enhanced boulder shoreline slopes will be comparable and, in some areas, a
gentler slope.
Stabilization will be to 1 ft above full pond
• Due to wave action of the wind and boat traffic, our intentions are to provide an extra foot of
protection to better protect the new mitigation plantings.
• By pulling down almost all of the riprap and replacing it with NC native plants all along the
embankment bordering the lake, from end to end of our property, we are creating a much
larger area of infiltration than the area where the artificial turf is located. On balance, the
installation of artificial turf it seems to us that the proposed solution, which eliminated
altogether the erosion, provides a huge area of infiltration, populated with only NC native
plants, and believe this will be a win -win solution for all concerned.
