Stormwater Narrative -modified
This project is low density with ribbon pavement without curb & gutter. Minimal piping has been placed.
Grassed swales with bottom widths of 2 feet and 3H:1V or flatter side slopes have been placed to treat the
stormwater in channels at the rear of the lots as shown on the stormwater record drawing sheet C1.0. The
Professional Land Surveyor went to the field and obtained as -built invert elevations on the storm drainage
pipes and also on the swales as shown on the plan.
The Developer, Justin Nifong, decided to increase the per lot (proposed houses & driveways) allocation to
4,000 square feet per lot to allow more flexibility in the proposed house construction. This increase has been
accounted for in the project density calculation.
