DESIGN NARRATIVE
L GENERAL:
Stormwater project SW8 970104 is the master plan and permit that covers all of Magnolia
Greens. The project has been ongoing since 1997 and is, for the most part, built. The project site
is located along the northeast right-of-way on NC Hwy 17, within Brunswick County, North
Carolina. Magnolia Greens is a low density stormwater project overall, but includes several
engineered stormwater treatment measures to treat the runoff from pockets of higher density and
to treat runoff collected in piped collection systems. Many of the engineered systems have
separate permits, but are included in the master plan to demonstrate that, as a whole, the project
remains in accordance with low density requirements.
2. EXISTING SITE:
Site topography in the area is relatively flat with slopes typically less than one (1) percent.
Vegetation consists primarily of grasses and minor ground cover within the area of the
improvements. Subsurface soils are typically a mixture of sand with a few clayey areas. Because
of the in -situ soils, a runoff coefficient of 0.20 has been used for unimproved areas in calculating
runoff.
3. PROPOSED IMPROVEMENTS:
The intent of this permit modification is to update the tracking chart on the master plan to ensure
consistency with the individual permits incorporated therein. The changes to the tracking chart
for sections holding individual permits is noted on the face of the plan.
It is also the intent of this modification to add 3,215 SF of impervious to the master plan to cover
improvements to the golf course driving range. The applicant proposes to construct a 30'x50'
(1,500 SF) building for instruction during inclement weather. The applicant also proposes to
install an 8 foot wide concrete tee pad along the width of the driving range, or about 1,715 SF.
These improvements lie on the driving range in the center of the golf course. No runoff from
these areas is collected, and no runoff drains to a collection system for an engineered BMP. As a
low density project, the collection and treatment of runoff from these improvements is not
required.

Gary: MAGNOLIA GREENS MARCH 26, 2004 INSPECTION
We received your 3126/04 inspection report for pond #1 @ Magnolia Greens. I waited a week
or so to respond to be able to give you more a more definite schedule on the noted items.
We are 99% complete on a new trash rack we are constructing. We have developed a new
trash rack design that works much better than a flat rack and it is so much more visible to
maintenance crews.
This should be installed this week.
Since last year the homeowners association has had a pond contractor' maintaining
common area storm ponds for the association. This trade seems to be an emerging
business but to be quite honest, I have yet to see anything that impresses me. I personally
think better landscape maintenance companies are more qualified. Case in point, the
contractor on pond #1 late last fall cut the grass on the pond to the root! As it is spring, some
of it is coming back, but I expect there will need to be some re -grassing to make it fully
vegetated like it was. We are watching this close as the association gets experience with
this. We won't let them get into any stability issues.
We had the pond contractor unclog the orifice. I was told it must of just happened because it
had just been checked.
Thanks... if you have questions feel free to call me.
