Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of this application: The project study area and vicinity consist of existing commercial and residential areas near Battleground Avenue (US 220) and New Garden Road. Two existing residences are present on the property; however, the majority of the project study area is undeveloped, forested land. An NCDOT roadway improvements project is currently being planned on Battleground Avenue which will result in NCDOT obtaining right-of-way from the project study area along the northeastern boundary. 4b. Two access roads will be constructed over the UT to Horsepen Creek to provide access from Battleground Avenue. 4i. Describe the overall project in detail, including indirect impacts and the type of equipment to be used: The proposed project will include six structures, parking lots, a community pool, and access roads from Battleground Avenue. The locations of the access roads have been sited with City of Greensboro and NCDOT input. The eastern driveway is located on an easement granted by the City of Greensboro. Culverts with rip -rap aprons on the downstream sides will be placed in the UT to Horsepen Creek. Grading equipment, excavators, and paving equipment will be used during construction. Reduction of parking/structures would not to make the project viable financially. 1 b. Cleared areas will be immediately revegetated as required by regulations. Any spoil material will be placed in upland areas and excess material will be removed from the site.
