The 0.61 acre site is located in the southwest quadrant of Lagenaria Drive and Malahar Lane (PIN 0675332034). The single lot has been cut and filled with the intention of creating two separate single - family home lots; hence this application is an After - the -Fact permit request. Existing impacts are required for the construction of two buildable lots at the project site. Only one lot would be buildable without the existing wetland fill impacts. Jurisdictional wetlands were delineated and approved on this site prior to impacts; however, wetland flags were not surveyed or located with GPS prior to construction. Mr. Lastinger and I both agree that jurisdictional wetlands delineated on this site were approximately, but no larger than 0.10 acres. Mitigation for these existing impacts will be provided through the purchase of non -riparian wetland credits from the Barra Farms Phase II Mitigation Bank, if approved by your office. Mitigation will be provided at a 2:1 ratio (0.20 acres of mitigation credits). These reserved credits will be purchased upon our receipt of your approval of this mitigation proposal, and a copy of the owner's receipt will be forwarded to you for your records at that time.
