Specifically, the storm drainage system has been revised to present the amended design information. An updated worksheet for Level spreader 217 is included. Please note that the area where level spreader 217 will be located is wooded, and the level spreader has been sized accordingly. Also, please note that the level spreader will be used until the property to the south of SF 2 is developed. The storm water from the intersection will be rerouted through the proposed development with appropriate treatment provided, i.e. a level spreader or constructed wetlands, depending on the resulting impervious surface. The proposed, level spreader is providing the treatment for storm system at the intersection of two future roads. At this point, we are proposing only to grade the two streets. The reason for construction of the storm drainage system is to avoid construction conflicts with water and sanitary sewer systems and to facilitate the installation of storm drainage. Construction of the storm drainage system after the water system has been installed will be problematic and disruptive to the existing systems in the storm drainage system is deferred to a future date. Comment #2 can be addressed by reviewing the overall impact map submitted with our individual permit application. The crossings on Big Falls Drive are included in the impacts designated as R2 and R.4 The road to the south in the future development will eventually loop back to Big Falls Drive, thus no further impacts are warranted for this street. An incomplete submittal package will result in a request for additional information and will substantially delay final review and approval of the project.
