BEGINNING at a stone on the West side of a road runs S. 63 W. 62.04 poles to a stake in a cleared field; thence S. 82'/: W. 65.28 poles
to a stone; thence N. 3/4 W. 62 poles to a stone corner ofbrick yard tract; thence with a line ofsame N. 71 '/2 E. 21.06 poles to a stone in
ditch; thence N. 21 E. 26 poles to a stone on side of a road; thence S. 56 E.104.0 poles to the BEGINNING, containing 40 acres more or
less.
Tract II:
BEGINNING at an iron stake by some marked trees, Mary E. and Sam R. McBride's comer in Mrs. W.C. Brooks line; thence
with said McBride line N. 83,30 E. 12.70 chains to an iron stake in said McBride line; thence a new line S. 1 1/4 W. 11.65
chains to an iron stake in Fred Horton's line; thence with Horton's line S. 80.00 W.12.90 chains to an iron stake in Mrs. W. C.
Brooks line; thence with her line N. 1 1 /4 E. 12.44 chains to the BEGINNING, containing 15.2 acres, more or less.
Being two tracts of land as conveyed to Mary E. McBride by Sam R. McBride by deed dated December 9,1939, and recorded
in Book 93, page 34; and also being designated as I" Tract and 2nd Tract on the deed recorded in Book 282, page 556, Registry
of Union County on a subsequent conveyance of the property to F. A. Stewart et ux, to which reference is hereby made for a
more particular description.
SAVE AND EXCEPT that 7.381 acre tract sold and conveyed to Greg Stewart in Deed Book 531, page 440 and a 16.418 acre
tract on the western side of the above described property as conveyed by F. A. Stewart, Widower to Greg Stewart by recent
deed recorded in Union County Registry,

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to the Grantee in
fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the right to convey the same in
fee simple, that title is marketable and free and clear of all encumbrances, and that Grantor will warrant and defend the title against the
lawful claims of all persons whomsoever except for the exceptions hereinafter stated
Title to the property hereinabove described is subject to the following exceptions:
Subject to easements and rights of ways for public roads and utilities.
