Two former homesites are in the northeast corner of the site. Figure 1 depicts the location of the project area on the US Geological Survey (USGS) Cary, NC 7.5-minute quadrangle topographic map. Figure 2B shows the location of the project area on the Wake County Soil Survey Map. Figure 3 depicts the subject project area on an aerial photograph of the general area. Land use in the project's vicinity consists of commercial office space, industrial uses, and apartment complexes. 4b. Explain the purpose of the proposed project: The project aims to provide a mixed -use research laboratory center to serve the Morrisville area. 41. Describe the overall project in detail, including indirect impacts and the type of equipment to be used: The proposed project involves the construction of a mixed -use research laboratory center. Retail and restaurant space will serve research laboratory employees. One single -story and four 5-story buildings, two 5-story parking garages, associated public and private roadway access, open space areas, bike parking, sidewalks, and a walking path are proposed. Mass grading of the site will impact one isolated wetland and a linear, jurisdictional wetland. Heavy equipment typical for road construction, utility installation, and grading will be used to construct the proposed project, such as track hoes, bulldozers, dump trucks, and graders. 5. Soil & Environmental Consultants delineated the middle portion of the project area in late 2020. AJDs were issued for all but the easternmost parcel under the NWPR. An updated AJD/PJD request was submitted to the USACE under separate cover. The Jurisdictional Determination Map is attached (Figure 4). The Town of Morrisville completed stream determinations for the project with one appeal to DWR (#20210921). There are no streams or riparian buffers on the project site. 6. Future Project Plans 6a.
