The 31 acre site is located in the northwest quadrant of N. Judd Parkway NE and Stewart Street (PIN 0667151317). The site will be developed into a residential subdivision for 96 proposed single - family homes. Three distinct impact locations are proposed on this site, as illustrated on attached drawings. Impacts are necessary for road installation at two locations, and one sanitary sewer crossing. This site is required to provide a connection to Judd Parkway at the location of an existing intersection. No other connection location will provide the level of vehicular connectivity as this location due to an existing landscaped median with no other breaks south of the project site. Crossing impacts have been minimized to the maximum extent practical, by designing the road crossing and the sanitary sewer crossing as perpendicular to jurisdictional features as possible. Avoidance of wetlands near the proposed cul -de -sac is impractical since developable uplands in this area would be nearly eliminated due to the roadway footprint. A summary of proposed project impacts are detailed in the following table, with additional details provided in the application and on provided impact maps. A mitigation credit preservation letter from Restoration Systems is included with the application package. Preserved wetland credits will be purchased upon your approval of proposed wetland impacts for this site. Stormwater management plans will be reviewed by the Town of Fuquay- Varina.
