The BUA allocated to the individual lots is shown as 95,136 sf. The previously provided deed restriction document states that each lot is allocated 7,928 sf of BUA. (95,136 sf) / (7,928 sf per lot) = 12 lots, however, this subdivision now contains 13 lots. Please either revise the BUA allocation for the site (as shown in the table in Section IV, 10) or provide a revised deed restriction document to reflect the 13 lots. 1 Everything else looks good. -Jim From: Farkas, Jim J Sent: Monday, October 25, 2021 3:22 PM To: Scott Brown <sbrown@4dsitesolutions.com> Subject: SW6201005; Wood Lake II Subdivision Scott, I was looking over the information you provided on September 21, 2021. Everything looks good except for a few small issues: Please provide the following: - Property deed(s) indicating that Raeford Development Company has purchased the property from James & Margret Wood (the original property owner). - Property deed(s) indicating that Raeford Development Company has purchased the "newly acquired portion of the project area" from Theodore Campbell. - An updated supplement form listing the new drainage area/velocity information for the three curb outlet swales (I would prefer that the latest version of the Supplement-EZ Form be used, but since the original approval for this project had the old low -density supplement, you can revise/use that one. If you are upgrading to the latest version of the Supplement-EZ Form, please also provide an O&M Agreement Form). - Updated BUA calculations (since the BUA/lot and common BUA amounts have been altered). - Updated calculations for the PO 10 curb outlet swale (updated calculations were provided for the other swales). Hard copies should be mailed to me at the following address: For Fed Ex/UPS: Jim Farkas 512 N. Salisbury Street, Office 640E Raleigh, NC 27604 For USPS: Jim Farkas 1612 Mail Service Center Raleigh, NC 27699-1612 Electronic copies should be uploaded at the following location: https://edocs.deg.nc.gov/Forms/SW-Supplemental-Upload Since these are really minor things, once I get the hard copies, anything else that may have changed from addressing these issues, and the documents are uploaded to Laserfiche (Provided everything is still in order), we can issue the permit without doing another formal 30-45 day review.
