TOGETHER WITH A PERPETUAL EASEMENT FOR RIGHTS OF INGRESS, EGRESS AND REGRESS over and across a strip of land 20 feet in width running to and from N.C.S.R. 1335 and as more fully and particularly described as follows: Being that 20 foot wide Ingress -Egress Easement delineated as "Existing 20' Ingress -Egress Easement" and "New 20' Ingress -Egress Easement" as shown on that plat entitled "Survey for Benjamin T. Harper", prepared by Barrow & Barrow, P.A. on 4/3/95, said plat being recorded in Plat Book 24, Page 223, Greene County Registry and incorporated herein by reference for a more complete description. There is also conveyed herewith a permanent and appurtenant easement running with the land, for the disposal of swine waste upon, across and over that real property described in Deed Book 549, Page 224 also known as Greene County Parcel Number 0500324, that property described in Deed Book 596, Page 829 also known as Greene County Parcel Number 0500268 and that property described in Deed Book 461, Page 10 also known as Greene County Parcel Number 0505131 in accordance with permits issued by the appropriate governmental entities. Vandiford join in the execution of this conveyance to convey the easement set forth herein titled in their individual names under Greene County Parcel Number 0505131. TO HAVE AND TO HOLD the above described real property with all the rights, privileges and appurtenances thereunto belonging or in anywise appertaining unto the said Grantee, his heirs and assigns, in fee simple forever. And the Grantor, for himself, his heirs and assigns, covenants with Grantee, his heirs and assigns, that he is seized of said premises in fee and has the right to convey the same in fee simple; that the same is free and clear from all encumbrances except utility easements and unviolated covenants of record and 2016 ad valorem taxes which are to be prorated between Grantor and Grantee at the time of closing, and that he will warrant and defend the title to the same against the lawful claims of all persons whomsoever. When reference is made to the Grantor or Grantee, as used herein, shall include said parties, their heirs, successors and assigns, and shall include the singular and plural, and any reference to gender shall include masculine, feminine and neuter.
