The site is currently undeveloped. The site is being developed as a multi -family
residential development. Roughly half the existing site currently drains to the north into
the Wayside Road ditching and the remaining portion of the site drains to the south
toward an existing subdivision adjacent to the property.
Storm water will be collected into two separate underground storm water piping
systems. Runoff in grassed areas will be collected into inlets which tie into the
underground piping system or will be conveyed into the paved parking areas and
roadways. The proposed buildings will have roof drain collection systems that tie into
this same underground system. Runoff in paved areas will be collected into drop inlets
and curb inlets. The two separate underground piping systems will then convey runoff
to two wet ponds on the north side of the site. Both ponds will discharge into the
existing roadway ditching along Wayside Road. Off -site storm water runoff and some
grassed areas within the subject property which are not required to be treated will be
conveyed offsite, to the original points of discharge, via grassed swales that skirt the
proposed development. The wet ponds will reduce the runoff rate to less than existing
rates for the 1-yr through 100-yr storms. The wet ponds have been designed in
accordance with the latest NCDEQ MDC Stormwater Design Manual.
