NORTH CAROLINA GENERAL WARRANTY DEED
THIS DEED, made this Oday of November, 2020 between THOMAS HINES RAY and wife, DORIS S.
RAY, 7319 Morrow Mill Road, Chapel Hill, NC 27516; hereinafter referred to as GRANTOR; and DANIEL ANDREW
AIKEN KEPPLER and wife, CHARLOTTE S. KEPPLER, P.O. Box 2, Pittsboro, NC 27312; hereinafter referred to as
GRANTEE. The designation Grantor and Grantee as used herein shall include parties, their heirs, successors, and assigns,
and shall include singular, plural, masculine, feminine or neuter as required by context.
WITNESSETH
The Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby acknowledged, has
and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, all that certain lot or parcel of
land situated in Newlin Township, Alamance County, North Carolina and more particularly described as follows:
A certain tract or parcel of land in Newlin Township, Alamance County, North Carolina, adjoining the
right of way of State Highway 87, lands of Wayne M. Akers, Lot No. 2 of the subdivision hereinafter
referred to, Eli Whitney Fire Department property, and the property of Andrew Milling Co. and being
more particularly described as follows:
BEGINNING at a point in the eastern edge of the right of way of State Highway 87, said point being at
the southwestern most corner of the property of Andrew Milling Co., and running thence from said point
of BEGINNING as follows: North 72 degrees 20 minutes East 317 feet with the lines of Andrew Milling
Co. and Eli Whitney Fire Department to a point in the western most line of Lot No. 3 as recorded in Plat
Book 21 at page 82 in the Alamance County Registry; running thence with said Lot No. 3 and Lot No. 2
of the subdivision hereinafter referred to South 5 degrees 30 minutes West 360 feet to a point in the line
of Wayne M. Akers; thence with the line of Wayne M. Akers North 81 degrees 15 minutes 50 seconds
West 199.19 feet to a point in the eastern most edge of the right of way for State Highway 87; thence
along and with the edge of right of way for State Highway 87 North 16 degrees 56 minutes West 242.41
feet to the point of BEGINNING, and containing 1.70 acres, more or less, and BEING ALL of Lot No. 1
of the Final Plat of Section 2, Whitney Grove Subdivision as surveyed by David 'Thompson, a plat of
which is dated April 18, 1975 and recorded in the Alamance County Registry.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto
belonging to the Grantee in fee simple.

And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the right to
convey the same in fee simple, that title is marketable and free and clear of all encumbrances, and that Grantor will
warrant and defend the title against the lawful claims of all persons whomsoever except for the exceptions hereinafter
stated.
The property hereinabove described is the property acquired by Grantor by instrument recorded in Book 412,
Page 205 of the Alamance County Registry.
Title to the property hereinabove described is subject to the following exceptions:
Easements and restrictions of record.
