The calculations appear to only include the BUA associated with the building pad area and the driveway, they do not appear to account for the other BUA that an individual lot is allowed (such as a patio, walkway, porch, shed, etc…). For example, the deed restriction document allows a maximum of 4,360 sf of BUA to be built on the smaller (48x60) lots, but only 3,480 sf of this BUA (building pad and driveway) appears to be accounted for in the calculations. This 4,360 sf of BUA outlined in the deed restriction document includes the house, driveway, and any other BUA that the owner of the lot may wish to build at some future point (such as a patio, walkway, porch, shed, etc…). This full amount of BUA, as shown on the deed restriction document, should be accounted for in the BUA calculations, not just what is currently being proposed (building pad and driveway). In situations where only part of a lot is located within the drainage area, the BUA should be prorated, since, as you pointed out, there are some unknowns that cannot be exactly reflected on the plans (If 75% of a lot is located within a drainage area, 75% of that lot’s allocated BUA should also be located within the drainage area, for calculation purposes. This may not accurately reflect how the property owner will allocate their BUA on their property, but this is the best assumption that we can make at this point). Good Morning Jim, We are ready to resubmit for SW3210701 (Wicker Park), but our client has some concerns with the deed restriction document. The homes they will be building are on a lot-by-lot basis, meaning that potential buyers are selecting from various building footprints and options (patios, sunrooms, porches, etc.). This is an unknown at this time and cannot be accurately reflected on our plans. Could we potentially permit the High Density area using a maximum BUA across all lots? 1 We appreciate your consideration of this item.
