Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of this application: * Current site conditions within the proposed project area consist of wooded and grassed land within the majority of the site. An access road runs along the northern portion of the property to allow for access to rail road and powerline Rights of Way (ROW). Adjacent properties to the proposed project area consist of wooded land to the south and east and Highway 485 beyond. To the north the side is bound by rail road tracks and Mount Holly Road. To the west the site is bound by Rhyne Road and an industrial facility beyond. 4b. Indirect impacts are assumed to be minimal due to stormwater detention basins and the avoidance of significant impacts to wetlands. Land clearing and construction equipment would be those typically used for this type of project and would consist of track mounted excavators, dumptrucks, and bulldozers. 5. The current layout minimizes impacts to wetlands while allowing for the project to remain financially feasible. 1 b. These would include the use of silt fences, phased grading and earth moving activities, gravel and rocked entrances to site, dust control, and the immediate application of seed and matting/straw upon completion of earth moving activities. 2.
