The designation Grantor and Grantee as used herein shall include said parties, their heirs, successors, and
assigns, and shall include singular, plural, masculine, feminine or neuter as required by context.
WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is
hereby acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in fee
simple, all that certain lot or parcel of land situated in Union County, North Carolina and more particularly
described on Exhibit A attached hereto and incorporated herein by reference.
The property does not include the primary residence of the Grantor (NCGS § 105-317-2).
The property hereinabove described was originally acquired by W. E. Moore and wife Mary Ellen Moore by
instrument recorded in Book 111, Page 422, Union County Register of Deeds; W. E. Moore died (Union
County Estate File 0IE107) leaving Mary Ellen Moore as surviving spouse; Mary Ellen Moore died (Union
County Estate File 09E524) leaving the property to Larry R. Moore, William Eugene Moore, Jr., and Gina
Moore Rawls; Gina Moore Rawls died (Union County Estate File 19E100) leaving her share to the Gina
Annette Rawls Revocable Trust dated July 27, 2011.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto
belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor has done nothing to impair such title as Grantor
received, and Grantor will warrant and defend the title against the lawful claims of all persons claiming by,
under or through Grantor, except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to those certain exceptions set forth below:
1. The lien of real estate taxes and taxes imposed by special assessment which are not yet due and
payable.
2. All applicable laws (including zoning, building ordinances and land use regulations).
3. All easements, restrictions, covenants, agreements, conditions or other matters of record affecting
the Property.
4. All matters that may be revealed by a current and accurate survey of the Property.
