Public Facilities Facility Inspections
Standard Operating Procedures
Inspection Goal
The Town of Wake Forest is committed to maintaining safe and clean facilities for citizens,
employees, and the environment. The public Facilities Department performs preventative
and reactive maintenance as well as maintenance and inspections as required by governing
agencies.
Facilities Maintained
Public Facilities currently maintain forty-two facilities. Equipment and facilities are placed on
a schedule for maintenance using the Asset Essentials software. All facilities are visited at a
minimum monthly- The type of inspections completed each month at Town facilities are
tailored to meet the needs of each site based on infrastructure and use. Maintenance is
performed by staff for general maintenance while subcontractors are used for Fire Alarm
Inspections, Grease Trap Cleaning, Oil and eater Separator Cleaning, and Daily custodial
Work. All facilities have either a Stormwater Pollution Prevention Plan or a Spill Response
Plan depending on the level of pollution risk at the site.
Subcontractor Companies and Schedules
• Dire Alarms and Sprinklers are inspected and tested monthly by Johnson Controls
• Grease Trap cleaning is completed annually by multiple vendors
• Oil and Water Separators are cleaned semi- annually by Nobel Oil
• Daily Custodial Work is performed by EC Triangle.
The schedules were set based on the volume found in tanks and requested by staff
Maintenance Records
Maintenance Records for all maintenance is maintained using Asset Essentials Software as a
Service provided by Dude Solutions- Records indicate task performed, date, technician, and
some includes documents such as service tickets provided by Nobel Oil for separators.
These records provide historical documentation of all inspections and maintenance
completed at Town facilities. This historical knowledge allows the facilities department to
customize future inspections to meet the needs of each Town facility.
