The property is a vacant lot in the Summerplace subdivision located in Hatteras, Dare County, NC. The general land use in the project area is residential.

The proposed project is to construct a single family residence on a vacant lot in the Surnmerplace subdivision.

The property will be cleared and filled for preparation of the proposed house.The proposed house construction will impact 0.02 acres (937 sf) of wetlands. Indirect impacts will include
additional surface runoff to road side swales. Equipment to be used includes dump trucks, backhoe, and small tractor.

Due to the size, location and available space on the existing property the impacts to the wetlands are unavoidable.
1b. Specifically describe measures taken to avoid or minimize the proposed impacts through construction techniques:
Construction of an engineered wastewater system was reviewed to reduce the size of the drainfield and allow the proposed house to be located closer to
the back property line. This option did not significantly reduce the wetland impacts and increased the design and construction costs by $30,000+ for the
engineered wastewater system.
