"After" pictures as provided by Ashley Melton of Stormwater Solutions. Looks like they did a pretty good job.
Please note ... both outlet structures are in poor condition and should be replaced at some point in the near future. I
would encourage the owner to beginning budgeting for this now .... and plan to have the structure replaced within the
next 12 —18 months.

I agree.... considering time and the need to get the pending permit issued.

Could Stormwater Solutions get me a price to clean out the 2 metal outlet structures at Northeast Office Park? Note
that all trash and sediment needs to be removed. Also, debris around the orifices needs to be removed so that orifice
assemblies are functioning. Jeff has been out there and has pictures....You may want to talk to him about how best to
do this work....I think it will be dirty work (in the water with shovels)......
Once that work is done .... I would also like to get a price for complete replacement of these 2 structures .... I think Joey can
give you a ballpark estimate... but I will need to get him a basic structure design.

Can you let Mr. Bodenhamer know that I have requested quotes from Stormwater Solutions for the necessary
maintenance work .... Those numbers are forthcoming. We are proposing a PHASED approach.... Step 1— Clean the
existing structures so pending permit can be issued. Step 2 — Get Bodenhamer a price for complete replacement of
these structures ...... He will recall we made him aware of this need a year or so ago ..... It appears the time has come.

Structurally, a concrete box with a grated top is much more sturdy and can withstand the flowrates and the
weight of the accumulated trash and will last a lot longer than corrugated metal structures. Can we get the
existing structures cleaned out first so I can at least get the offsite lot permit issued and then you can replace
the outlet structures, if you believe its necessary. Date -stamped photos of the cleaned up structures would be
most appreciated.

I sent my inspector out there to take a look and get me some photos.
Based upon my own inspection a year or two ago, and the more recent photos .... I believe that it may be time for the
outlet structures to simply be replaced in their entirety.
If you agree .... I think I will make that recommendation to the owner.

Dear Ms. Lewis:
By way of this letter we are submitting the additional information needed to continue the
stormwater review for the above mentioned project. Response to your email comments dated
March 16, 2012 is as follows:
Please keep us updated on the pond's compliance status if this will hold up the permit
approval process.
2. Page 3 of of the Stonnwater Application Form has been revised to list an 85% total
BUA allowance. The difference between the proposed site's BUA and the 85%
allowable is listed on page 3 as 4,375 sq.$. of "Future" BUA.
3. The building will have a I' roof overhang. The site plan (Sheet 1 of 3) has been
revised to include the roof dimensions. For clarity purposes with site construction,
the outside walls of the building are still shown.

I am reviewing this application, received on February 22, 2012. 1 have the following comments:
1. I have to conduct a compliance inspection of the 900431 permitted wet pond before I can issue this
permit. I plan to be in Jacksonville on the 271' to do this inspection. The pond must be in compliance.
I've been in contact with Dave Newsom, P.E., regarding the previous compliance issues with this pond.
He assures me that they have been addressed.
2. This lot is allowed 85% of the area as built -upon area. This equates to 35,231 sf. However, the BUA
breakdown in Section IV.10 on page 3 of the application only asks for 30,561. It would be to Mr.
Eweje's benefit if you would report the difference of 4670 sf as "Future" on the application and adjust
the total proposed BUA to 35,231 sf. That way Mr. Eweje would only have to submit updated plans (a
plan revision) in the future for any possible expansions instead of a full-blown modification.
3. Please include the roof overhang on the drawings and calculate the building BUA based on those
dimensions.
4. I'm running across a small difference in the amount of parking area, about 300 sf. The BUA would
necessarily include the driveway area within the right-of-way. Did you include this? If so, then your
number is acceptable.
Please submit the requested information by April 17, 2012.

Stormwater Narrative
This project is part of the Northeast Office Park high density commercial subdivision
located on Office Park Drive in Jacksonville, Onslow County. Lots 16 & 17 are outparcels to be
combined into a single 0.95 acre tract for the purpose of a medical office. The project proposes
30,561 SF of impervious area for the medical office building and associated parking area. All
stonnwater from the site drains to an existing off -site wet detention basin that is designed for the
entire high density subdivision (Permit No. 900431). The associated easements and deed
restrictions have been previously recorded and all other information can be found in the existing
permit file, attached site plan, and state stonnwater application.
