1. IF THE STORMWATER MANAGEMENT WET POND IS GRADED AND UTILIZED FOR SEDIMENT CONTROL PURPOSES DURING CONSTRUCTION SHALL BE CLEANED
AND FINAL CONTOURS SHALL BE REESTABLISHED PRIOR TO STABILIZATION.
2. VEGETATION SHALL BE ESTABLISHED ALONG ALL POND BANKS (EXCEPT EMERGENCY OVERFLOW). REFER TO THE SEEDING SCHEDULE FOR TEMPORARY
AND PERMANENT SEEDING REQUIREMENTS (ABOVE THE VEGETATED SHELF). THE VEGETATED SHELF SHALL BE PLANTED AS SHOWN ON THE PLAN.
3. CUT EXISTING GRADE TO 12" BELOW PROPOSED GRADE TO ALLOW FOR 12" RESPREAD OF EXISTING TOPSOIL ALONG VEGETATED SHELF OF POND.
TOPSOIL SHALL BE TESTED TO VERIFY SOIL PH IS BETWEEN 5.5 AND 6.5 WITH 2%-10% ORGANIC MATTER. AMENDMENTS SHALL BE PROVIDED IF

5. CONFIRM FINAL PLACEMENT OF PLANTINGS WITH LANDSCAPE PLAN. THE CONTRACTOR SHALL BE RESPONSIBLE FOR ESTABLISHMENT OF VEGETATIVE

1. UPON ACCEPTANCE BY THE OWNER, IT IS THE OWNER'S RESPONSIBILITY TO PROVIDE NECESSARY MAINTENANCE SO THAT THE STORMWATER SYSTEM
WILL FUNCTION AS INTENDED.
2. AFTER EVERY SIGNIFICANT RAINFALL EVENT (1.5" OR GREATER) AND AT LEAST MONTHLY, INSPECT THE SYSTEM FOR EROSION, TRASH ACCUMULATION,
VEGETATIVE COVER, AND GENERAL CONDITION. ALSO INSPECT THE INFLOW STRUCTURES, CURB & GUTTERS, FLUMES, RIP -RAP, AND BASIN FOR
OBSTRUCTION OR DETERIORATION. REMOVE ANY BLOCKAGE AND REPAIR THE STRUCTURE TO APPROVED DESIGN SPECIFICATIONS. REPAIR ERODED
AREAS IMMEDIATELY, RE -SEED AS NECESSARY TO MAINTAIN ADEQUATE VEGETATIVE COVER, AND REMOVE TRASH AS NEEDED.
3. CHECK FOR SEDIMENTATION WITHIN THE POND ANNUALLY. REFER TO PERMIT CONDITIONS FOR REMOVAL OF SEDIMENTATION IF DEPOSITION OF
MATERIAL EXCEED LIMITS NOTED FOR THE SYSTEM. INSPECT BASIN WALLS AND STRUCTURES TO ENSURE THAT THEY ARE MAINTAINED AT THEIR DESIGN
ELEVATIONS. IF EROSION OCCURS, REESTABLISH DESIGN ELEVATIONS AS INDICATED ON APPROVED PLAN.
4. ALL PONDS DESIGNATED AS STORMWATER MANAGEMENT DETENTION PONDS SHALL BE MAINTAINED BY THE COLUMBIA PARK HOMEOWNERS ASSOCIATION.
EACH DETENTION POND SHALL INCLUDE A DRAINAGE AND ACCESS EASEMENT GRANTED TO THE COLUMBIA PARK HOMEOWNERS ASSOCIATION FOR
PROPOSES OF MAINTAINING THE STORMWATER MANAGEMENT FACILITIES AS NECESSARY. THIS EASEMENT SHALL INCORPORATE THE ENTIRE DELINEATED
POND STORAGE AREA AND SHALL EXTEND A MINIMUM OF FIFTEEN FEET BEYOND THE AREA ENCUMBERED BY THE PERMANENT POOL ELEVATION. EACH
POND SHALL ALSO INCLUDE AN ACCESS EASEMENT NO LESS THAN TEN FEET IN WIDTH AND EXTEND FROM THE POND EASEMENT TO A DEDICATED
RIGHT-OF-WAY. DRAINAGE EASEMENTS, NO LESS THAN TEN FEET IN WIDTH, SHALL ALSO BE GRANTED ALONG ALL CONNECTING DRAINAGE FEATURES
(STORM SEWERS/ OPEN SWALES / DITCHES) CONVEYING RUNOFF TO OR FROM THE PONDS
5. BOTTOM OF POND ELEVATIONS EXTEND BELOW THE OBSERVED NATURAL GROUNDWATER ELEVATIONS. DUE TO AVAILABLE OUTLETS FROM THE SITE, NO
PROVISION IS AVAILABLE TO COMPLETELY DRAIN THE POND BY GRAVITY. IN THE EVENT THIS TASK BECOMES NECESSARY IN ORDER TO PERFORM
MAINTENANCE ON THE POND, THE HOMEOWNERS ASSOCIATION SHALL OBTAIN A DEWATERING PUMP OR SUBMERSIBLE NON -CLOG PUMP OF SUFFICIENT
SIZE TO DRAIN THE POND AND MAINTAIN DRY CONDITIONS AGAINST GROUNDWATER RECHARGE RATES. THE PUMP SHALL DISCHARGE TO THE OUTFALL
OR OTHER DOWNSTREAM DRAINAGE FEATURE.

STOMWATER MAMOBOVT DETENTION POW NOTES
1. ALL PONDS DESIGNATED AS STORMWATER MANAGEMENT DETENTION PONDS SHALL BE MAINTAINED BY THE
NORTH RIVER CLUB HOMEOWNERS ASSOCIATION. EACH DETENTION POND SHALL INCLUDE A DRAINAGE AND
ACCESS EASEMENT GRANTED TO THE NORTH RIVER CLUB HOMEOWNERS ASSOCIATION FOR PROPOSES OF
MAINTAINING THE STORMWATER MANAGEMENT FACILITIES AS NECESSARY. THIS EASEMENT SHALL INCORPORATE
THE ENTIRE DELINEATED POND STORAGE AREA AND SHALL EXTEND A MINIMUM OF FIFTEEN FEET BEYOND THE
AREA ENCUMBERED BY THE PERMANENT POOL ELEVATION. EACH POND SHALL ALSO INCLUDE AN ACCESS
EASEMENT NO LESS THAN TEN FEET IN WIDTH AND EXTEND FROM THE POND EASEMENT TO A DEDICATED
RIGHT-OF-WAY. DRAINAGE EASEMENTS, NO LESS THAN TEN FEET IN WIDTH, SHALL ALSO BE GRANTED ALONG
ALL CONNECTING DRAINAGE FEATURES (STORM SEWERS / OPEN SWALES / DITCHES) CONVEYING RUNOFF TO
OR FROM THE PONDS (EXCLUDING DRAINAGE FEATURES USED SOLELY FOR MAINTAINING GOLF COURSE
DRAINAGE).
2. BOTTOM OF POND ELEVATIONS EXTEND BELOW THE OBSERVED NATURAL GROUNDWATER ELEVATIONS. DUE TO
AVAILABLE OUTLETS FROM THE SITE, NO PROVISION IS AVAILABLE TO COMPLETELY DRAIN THE POND BY
GRAVITY. IN THE EVENT THIS TASK BECOMES NECESSARY IN ORDER TO PERFORM MAINTENANCE ON THE
POND, THE HOMEOWNERS ASSOCIATION SHALL OBTAIN A DEWATERING PUMP OR SUBMERSIBLE NON -CLOG
PUMP OF SUFFICIENT SIZE TO DRAIN THE POND AND MAINTAIN DRY CONDITIONS AGAINST GROUNDWATER
RECHARGE RATES. THE PUMP SHALL DISCHARGE TO THE OUTFALL OR OTHER DOWNSTREAM DRAINAGE
FEATURE.
3. SLOPES ADJACENT TO PONDS SHALL NOT EXCEED 4:1 (H:V) ABOVE THE TEMPORARY POOL ELEVATION FOR A
HORIZONTAL DISTANCE OF 15 FEET OUTSIDE OF THE PERIMETER. SIDE SLOPES SHALL NOT EXCEED 6:1
BELOW THE TEMPORARY POOL ELEVATION TO A DEPTH OF 30" BELOW THE PERMANENT POOL ELEVATION
(NORMAL WATER LEVEL), OTHERWISE SHOWN AS THE "BENCH". SLOPES SHALL NOT EXCEED 3:1 BELOW THE
BENCH ELEVATION. CONTOURS SHOWN ON THE DETAILED DRAWINGS INCLUDE ONLY MAJOR CONTOURS
BENEATH THE BENCH AS WELL AS THE BOTTOM OF BASIN.
4. ALL PIPE ASSOCIATED WITH THE OUTLET CONTROL STRUCTURE SHALL BE REINFORCED CONCRETE PIPE WITH
FLEXIBLE GASKETS. CONNECTIONS TO THE STRUCTURE SHALL BE MADE USING A RUBBER BOOT OF
APPROPRIATE SIZE FOR THE SPECIFIED PIPE.
5. AS -BUILT DRAWINGS SHALL BE PROVIDED TO VERIFY POND SIZE, DEPTH AND INVERT/STRUCTURE
ELEVATIONS.
6. REFER TO STORMWATER PERMIT AS ISSUED BY THE NORTH CAROLINA DEPARTMENT OF ENVIRONMENT AND
NATURAL RESOURCES DIVISION OF WATER QUALITY FOR ADDITIONAL CONDITIONS.
7. PONDS HAVE BEEN DESIGNED TO MANAGE THE STORMWATER RUNOFF FROM FUTURE PHASES OF DEVELOPMENT
FOR THE NORTH RIVER CLUB. AS THE AREAS OF DEVELOPMENT ARE DESIGNED, THE APPLICATION AND PLANS
SHALL BE SUBMITTED TO SHOW CONFORMANCE TO THE ORIGINAL DESIGN OR MODIFICATION AS NEEDED.
