Describe the existing conditions on the site and the general land use in the vicinity of the project at the time of this application: * The site is located within a residential subdivision and, at the time of this application, vegetated. The property abuts Fullard's Creek, which is a tidal saltwater tributary, and 2/3 of the property is estuarine woody wetland. The surrounding land use is a predominantly residential. 4b. The impact has been minimized by incorporating a retaining wall, positioning the house as close to the front of the property as possible, while adhering to local setbacks, and limiting the fill, off the back of the structure, to 8'. 1 b.
