MCRAE and wife, SALLY S. MCRAE, hereinafter referred to in the masculine
singular as Grantor, whose address is P.O. Box 277, Kinston, NC 28501, Grantor; to
HERRITAGE, LLC whose address is P.O. Box 277, Kinston, North Carolina 28501,
Grantee;
WITNESSETH:
That Grantor, for a valuable consideration paid by Grantee, the receipt
of which is hereby acknowledged, has sold, and by these presents, does grant, bargain,
sell and convey unto Grantee, its successors and assigns, in fee simple, that parcel of
land lying and being in the Town of Spring Hope, Stony Creek Township, Nash
County, North Carolina, and more particularly described on Exhibit A attached
hereto and incorporated herein by reference.
This property is a portion of the property conveyed to It's Farm Time,
LLC in the above -named County Registry in Book 2967, Page 363.

TO HAVE AND TO HOLD the aforesaid parcel of land and all privileges
and appurtenances thereto belonging to Grantee in fee simple.
And said Grantor covenants with Grantee that Grantor is seized of said
premises in fee, has the right to convey the same in fee simple, that title is marketable
and free and clear of all encumbrances, and that Grantor will warrant and defend the
title against the claims of all persons whomsoever, subject to valid and enforceable
utility easements, rights -of -way and restrictions of record, if any, and a pro rata share
of the current year's ad valorem property taxes.
The designation Grantor and Grantee as used herein shall include said
parties, their heirs, successors and assigns, and shall include singular, plural,
masculine, feminine or neuter as required by context.
IN WITNESS WHEREOF, Grantor has caused this instrument to be
signed in the manner prescribed by law the day and year first above written.

ATTACHMENT TO WARRANTY DEED by CAMERON W. MCRAE and wife,
SALLY S. MCRAE, Grantor; to HERRITAGE, LLC, Grantee:
Being all of Tract 2, containing 12.302 acres, more or less, including the easement for
storm water management, depicted as the "STORM CONTROL MAINTENACE AND
ACCESS EASEMENT" containing 0.779 acres, more or less, "PROPOSED STREET
"A' containing 0.363 acres, more or less, and "PROPOSED STREET `B", containing
0.363 acres, more or less, all as depicted and described on that certain plat entitled
"MAP FOR RECORD IT'S FARM TIME, LLC", prepared by Barrow & Barrow, P.A,
professional land surveying, dated November 5, 2020, and appearing of record in Map
Book 42, Page 390, in the office of the Register Deeds of Nash County, reference to
which is hereby made for a more particular description.
Subject to, a permanent, perpetual and appurtenant easement, 50 feet in width for
the purpose of vehicular and pedestrian ingress, egress and regress to and from South
NC 581 for the benefit of Tract 1 described in Map Book 42, Page 390, in the office of
the Register of Deeds of Nash County, over, upon and across the strip of land depicted
and delineated as PROPOSED STREET "A" in Map Book 42, Page 390, in the office
of the Register of Deeds of Nash County, said easement to be Open and unobstructed
at all times for the joint and several use of the parties hereto, and their respective
heirs, successors and assigns.
