Just received plans and Ver 2 application.
* There is a small creek running mostly down the North property line
which is not depicted on the plans. There are buildings on the
building setback line which will want to clear the buffer for
"home safety" in the future.
* There is a 10" walking trail easement in the Trout buffer. ?????
* There is no reference to the wetland areas (delineation or
otherwise) for the east portion of the property.
* There are no stormwater control measures on the submitted plans.
* No individual name submitted in II. 1. as required.
* Plans submitted by Atlantic Plan Engineering Corp. but II. 2. is
not filled out.
ARO wants to see as part of the plan:
* A clear plan showing all waters and all proposed impacts.
* Buffer re-establishment and legal protection of said buffers.
* Buildings pulled a min. of 10 feet away from all buffers.
* stormwater management which meets current criteria.
* explanation as to why 100 linear feet of culvert is not
acceptable, even though 1st application agreed that that was all
the impact needed for project.
* Letter from Town of Banner Elk stating why waterline cannot be run
along Hardee's lane.
* Plans for implementation of waterline burial such that water
quality standards will not be contravened.
