The site consists of approximately 91.03 acres of agricultural fields, grassed areas, woods, and multiple residences and associated outbuildings. The site is accessed by multiple dirt and
gravel roads from Alexandriana Road in the southern portion of the site and Hambright Road in the northern portion of the site. The site is bound to the east by Interstate Highway 77 and
to the west by agricultural lands. An underground petroleum pipeline and associated Right -Of -Way (ROW) are located within the central portion of the site traversing from the western
property boundary to the eastern property boundary. The site is located at Alexandriana Road Huntersville, Mecklenburg County, North Carolina.

The proposed project involves the development of an industrial warehouse facility and business park. Site improvements will consist of demolition of on -site residential structures and
associated outbuildings, tree removal and grubbing, and earth moving activities associated with grade cutting, stormwater drainage infrastructures installation, and site leveling. This
project will remain
within the current foot print of development.

1. Avoidance and Minimization

la. Specifically describe measures taken to avoid or minimize the proposed impacts in designing the project:
The chosen site was the only site that met economic, buildability, and safety criteria for the project. Once the site was chosen, alternative site designs
were evaluated to minimize impacts to wetlands and WOTUS. The site plans were altered on multiple occasions to reduce the impacts to the RPWs
found on site by reducing building footprint while maintaining project feasibility.
1 b. Specifically describe measures taken to avoid or minimize the proposed impacts through construction techniques:
The selected contractor would implement best management practices during construction to reduce potential temporary, minor construction related
effects from the proposed project. These would include the use of silt fences, phased grading and earth moving activities, gravel and rocked entrances
to site, dust control, and the immediate application of seed and matting/straw upon completion of earth moving activities.

Terracon contacted the North Carolina Natural Heritage Program (NCNHP) Office for technical assistance regarding documented occurrence of rare,
threatened, or endangered species at the site or in the vicinity of the site. No Federally protected species were identified within the project boundaries or
vicinity of the proposed project. Terracon utilized the USFWS IPaC search engine to identify critical habitat that may occur on the site. According to IPaC
(Consultation Code: 04EN1000-2021-SLI-0346), there are no critical habitats, national wildlife refuges, or fish hatcheries within the project boundaries.

Research conducted by North Carolina Office of State Archaeology (OSA) staff on behalf of Terracon revealed that three previous archaeological
investigations have been conducted and eight previously recorded archaeological sites are located within one half -mile of the proposed project area. In
addition,
research conducted using the North Carolina State Historic Preservation Office HPOWEB GIS service database revealed that two historical resources
associated with the McAuley Farm were once located within one half -mile of the proposed project area but have since been moved to new locations.
None of these resources are located directly within or immediately adjacent to the proposed project location.

2. EXISTING AND PROPOSED GRADE CONTOURS INTERVALS SHOWN AT 1 FOOT.
3. ALL SPOT ELEVATIONS WITH TP: REPRESENTS THE TOP OF PAVEMENT SURFACE.

11. ALL DRAINAGE STRUCTURES SHALL BE CONSTRUCTED WITH (4) SIDED BEARING HEAVY DUTY
H-20 RATED TRAFFIC RIMS AND GRATES
12. ALL CLEANOUT COVERS WITHIN THE PAVEMENT SECTIONS SHOULD BE RATED FOR HEAVY
DUTY TRAFFIC (H-20 RATED).
13. CONTRACTOR SHALL COORDINATE PAVING IMPROVEMENTS TO AVOID TIRE MARKS FROM
CONSTRUCTION ACTIVITY. FINAL PAVING SHALL BE AS SMOOTH AS POSSIBLE AND FREE FROM
ANY CRACKS, SCRAPES, GOUGES, TIRE MARKS, ETC. CAUSED DURING CONSTRUCTION.
14. DURING CONSTRUCTION AND AFTER FINAL GRADING, NO SURFACE WATER RUNOFF MAY BE
DIRECTED TO ADJACENT PROPERTIES, AND ALL SURFACE WATER RUNOFF MUST BE ROUTED
TO APPROVED DRAINAGE FACILITIES OR BE RETAINED ON SITE. ALL RUNOFF FROM THE SITE,

DESIGNED BY A PROFESSIONAL ENGINEER. SIGNED AND SEALED CALCULATIONS FOR RETAINING
WALLS SHALL BE PROVIDED BY THE WALL DESIGNER. THE ANALYSIS SHALL INCLUDE INTERNAL,
EXTERNAL, GLOBAL STABILITY, AND BEARING CAPACITY CALCULATIONS. THE WALL DESIGNER
SHALL BE RESPONSIBLE FOR SELECTING AND SPECIFYING THE APPROPRIATE REINFORCING FILL
MATERIALS, GEOGRID, AND OTHER WALL APPURTENANCES. THE DESIGN SHALL ADDRESS
HYDROSTATIC LOADING, SEISMIC LOADING, RAPID DRAWDOWN, SURCHARGE, AND BACKSLOPES
