The current development plan is for a master planned community of 244 single-family residential units, constructed in five (5) phases. The Meadows at Wildwood Village is located on the east side of the existing Wildwood Village subdivision, approximately 500 feet east of Wildwood Street NW, at the ends of Cockatoo Drive and Frogie Lane. The existing conditions of the site are mostly wooded with some clearing for dirt roads, ditches and borrow pits. The site contains wetlands and waters of the U.S. as determined by the Army Corps of Engineers (SAW-2020-01078). The existing topography is relatively flat with slopes ranging from 0-5%. The predominant soil types on -site belong to hydrologic soil group A/D and B. The site drains to Lookout Branch which is a tributary of the Shallotte River in the Lumber river basin. Lookout Branch, stream index 15-25.2- 2-4.5, is classified as C;Sw;HQW waters. The Meadows at Wildwood Village site work will consist of clearing, grading, drainage improvements, grassing, installation of water, wastewater, and stormwater systems, and roads associated with development of 244 single-family residential units. The stormwater control measures will all be designed to meet the requirements set forth for high density development. The runoff from the proposed built upon area will be treated by four (4) proposed wet detention basins, existing drainage channels, and existing storage areas. The existing drainage channels and storage areas will treat runoff from the built upon areas on the rear half of the lots along the perimeter of the site via overland flow over a densely grassed surface. The aforementioned runoff will drain into an existing vegetated swale, which conveys the runoff into an existing storage area. The storage area will allow the runoff to settle, ensuring non -erosive velocities downstream. Stormwater conveyances will consist of, but are not limited to, overland flow, curb & gutter, piped systems, and vegetative swales. Erosion control devices will consist of, but not limited to, temporary silt fencing, temporary diversion swales, skimmer sediment basins, stone check dams, rock pipe inlet protection, erosion control grassing, and energy dissipaters at outlets and areas of concentrated flows. The anticipated construction sequence is as follows: 1. Install silt fence and tree protection; 2. Clearing; 3. Install remaining erosion control measures (skimmer sediment basins, temporary diversions, etc.); 4. Site rough grading; 5. Install drainage conveyances; 6. Install water and sewer system; 7. Install roads; 8. Install buildings; 9. Sidewalk installation; 10. Final grading, grassing and stabilization. Restore all drainage conveyances and wet detention ponds to design specifications upon project completion.
