Please pick the response below that represents your stance on the above mentioned project?* Yes - I agree with the project. No - I do not agree with he project. Comment I am extremely opposed to the current proposal for Black Meadow Ridge. Doubling the suggested density for tis parcel of land is a terrible idea. Part of North Durham's charm is that there are larger lots for homes. This area is currently being overrun with high density living. What I am most concerned for is the impact the new Northern is going to have on this area. That is a lot of land that has been cleared and will be completely graded and a great deal of impervious surface added. It will be at least two years before we see the actual affect that has on our ecosystem. Additionally, I read the documentation that the developers are proposing, in regards to the water shed. I believe it said that in Durham you can have up to 24% of the storm water run off that is uncontrolled and they are requesting 38% and stated that, as the current proposal is, they are unable to control any more. They also ask for retention ponds and other things that designed to control the run off be forgiven. It was acknowledged that they could design the development in such a manner that would comply with the 24%, but that it would basically not be in their best interests financially. While I do not want any development of that area, I am not so stringent that I am resistant to change or development. I just want it to be responsible. This development is not responsible, as it is current designed. We do have a delicate ecosystem here and the West Point on the Eno is an amazing green space that should be protected. I don't think the Durham City Council or Planning Board or the Board of Adjustment actually care what the residents have to say, if they did then this project would have been killed a long time ago. I challenge you to find 100 people, that live around this proposed area, that support this. Lastly, the fact that the developer just started clearing trees in Argonne Hills, without any approval of plans or permits, is proof that they do not care about the environment, the eco system or the residents of this area. All they care about is making money. They should be held accountable for that action. Please do not approve this project, as it is presented today. Please honor the zoning recommendation of 700 units for this parcel, if development is ever going to be approved. Please honor the storm water run off requirements as Durham currently has them listed. Please do not approve anything here until the environmental impact of the new Northern is seen. Please listen to those of us that will be directly impacted by this tragic proposal.
