Kelly, P.E., in January, 1972, and which said map or plat is recorded in the Office of the Register of Deeds of Pamlico County in Map Book 5 at Page 69 and which said map or plat is by reference incor- porated herein: and WHEREAS, the said Teach's Cove, Inc, intends to convex all of the lots or parcels of land shown and delineated on said map above mentioned by deeds, deeds of trust, mortgages, or othe: instruments, to various and sundry persons, firms, and /or corpori tions subject to certain restrictive and protective covenants, conditions, and easements which are deemed to make said subdivis: more desirable and to be for the benefit of all of those who acquire title to any one or more of said lots, to the end that I ' h covenants, restrictions, and casements herein sot forth shal ro to the benefit of each person, firm, or corporation, which acquire title to any one or all of such lots, and which shall binding upon any person, firm, or corporation to whom or to which the said Teach's Cove, Inc.. shall hereafter convey any one or more of said lots. No building shall be erected, altered, placed or permitted to remain on any lot other than one detached single family dwelling not to exceed 2 -1/2 stories in height and other outbuildings incidential to residential use of the lot, 2. No building shall be located on any lot nearer to the front lot line than the minimum building set back line shown on the above mentioned map of said subdivision. 3. No noxious or offensive activity shall be carried on upon any lot, nor shall anything be done thereon which may be or may become any annoyance or nuisance to the neighborhood. 4. No structure of a temporary character, trailer, basement, tent, shack, garage, barn, or other outbuilding shall be used on any lot at any time as a residence, either temporaril; or permanently. J. No sign of any kind shall be displayed to the public view on any lot except one sign of not more than 5 square feet advertising the property for sale or rent, or signs used by a builder during the construction and sales period. 12. No animals, livestock, or poultry of any kind shall be raised, bred, or kept on any lot, except that dogs, cat or other household pets may be kept, provided that they are not kept or bred, or maintained for any commercial purpose. 13. No lot in said subdivision shall be reduced in size by a subsequent purchaser provided, however, that one owner of two or more adjoining lots, or one owner of one -half of one o. both of the adjoining lots, or one owner of one -half of one lot and the adjoining one -half of the adjoining lot, may construct a residential dwelling thereon upon and across the dividing line of such adjoining lots, or lot and adjoining; one -half lot, or two adjoining .half lots so owned by one owner. 14. These covenants are to run with the land and sha be binding on all parties and all persons claiming under them fo. a period of Twenty -five (25) years from the date these covenants are recorded, after which time said covenants shall be automatic . extended for successive periods of ten (10) years each unless an instrument signed by a majority of the then owners of the lots has been recorded, agreeing to change said covenants in whole or in part. 15.
