The pond will be located entirely on the owner's property REcEivEo JAN 18 2007 ®WQ-WAR® PROJECT DESCRIPTION Parks Land Development JAN 18 2007 Pasquotank County - North Carolina DWQ-WARQ December l 1, 2006 Revised January 17, 2007 Parks Land Development is proposing to construct a new facility on approximately 5.7 acres of a 147 acre tract of land on Blount Road. It is currently vacant and is zoned Agricultural. Development will include construction of three (3) new buildings, two (2) parking lots, a gravel storage/equipmcnl yard, two (2) septic systems, two (2) storm water detention ponds with required drainage ditches, an underground piping system and the installation of required landscaping. The proposed buildings will contribute 18,000 sf of impervious area. The parking, gravel equipment/storage yard, and drives will contribute another 116,076 sf. The concrete sidewalk will be 265 sf. The maximum impervious area will be 3.08 acres or 54% of the site. Drainage Area 1 contains 1.51 acres and consists of the front of the site to the center ridge of the proposed office building. This drainage area will contain 1,000 sf of building. It also contains 13,064 sf of pavement and 265 sf of sidewalk. Runoff from the western half of the office building will sheet flow across the grassed yard to a swale that will route the runoff into a front swale which drains into detention pond A, which is designed for 90% TSS removal. The front parking lot will sheet flow across the parking lot to the grassed yard and into the front Swale. The entrance road will sheet flow into two (2) swales on either side of the road which will also drain to the front swale that drains to detention pond A. All swales will have 3:1 side slopes. The soil type in Drainage Area 1 is Roanoke. On January 16, 20007, a soil boring was made on the site in the area of the proposed detention pond. The existing elevation at the soil boring location is approximately 10.75'. From 0-12" was topsoil, from 12" to 36" the soil was a clay with some modeling. At 36", some fine sand was present in the clay, and at 48" tite soil became loose wet sand. The clay content corresponds to the soil classification of Roanoke as shown on the Pasquotank County Soils Map. Coloration indicated a seasonal high water table at approximately 8.25'. Permanent pool has been set at 8.50'. Given the high water table and lack of permeability, we feel that wet detention will be the most appropriate method of slormwater treatment for this site. Drainage Area 2 contains 4.06 acres and consists of the eastern side of the office building, the shop, storage shed, second paved parking area, a portion of the entrance road and the gravel storage/equipment yard. This drainage area will contain 17,000 sf of buildings, 20,372 sf of pavement, and 82,640 sf of gravel storage/equipment yard. The runoff from the paved parking area and entrance road will sheet flow across the pavement to drop inlets. It will then be routed, through an underground pipe system, which discharges into detention pond B which is also designed for 90% TSS removal. The gravel storage/equipment yard runoff will sheet flow across the gravel to drop inlets. It will then be routed through the same underground pipe system as the paved parking area and discharge into detention pond B. The soil types in Drainage Area 2 are Roanoke and Wahee. On January 16, 20007, a soil baring was made on the site in the area of the proposed detention pond. The existing elevation at the soil boring location is approximately 9.5'. From 0-2" was topsoil, from 2" to 36" the soil was a clay with some modeling. At 36", some fine sand was present in the clay, and at 48" the soil became loose wet sand. Coloration indicated a seasonal high water table at approximately 30-36" deep, or elevation 6.5-7'. Free water in the adjacent ditch was at approximately elevation 6.75'. Permanent pool has been set at 7.00'. Given the high water table and lack of permeability, we feel that wet detention will be the most appropriate method of slormwater treatment for this site. Drainage Area 3 contains the remaining 0.17 acres adjacent to the existing ditches which will continue to drain to the existing ditches. It will not contain impervious areas. Rational method analysis indicates a pre development peak runoff of 10.52 cfs. The post development runoff for Drainage Area I is 4.76 cfs into Detention Pond A and a peak pond discharge of 111 cfs. The post development runoff for Drainage Area 2 is 20.46 cfs into Detention Pond B and a peak pond discharge of 5.44 cfs. Based on these calculations, post development discharge during a 10 year storm will be 6.55 cfs The disturbed area for this development will not exceed 6.53 acres.
