BEGINNING at a 1 inch iron pipe found (which pipe is located South 52' 20' 19" West 3,842.80 feet
ground distance from Charlotte GIS Monument Number 1440 (NAD 83 NC) Grid Coordinates N: 473,
338.392 E: 1,475, 240.647), said iron pipe also being located at the southwest corner of the property of
George Mundorf (now or formerly) acquired by deed recorded in Book 174, Page 463, and the northwest
corner of the property of Donald N. Patterson (now or formerly) acquired by deed recorded in Book 665,
Page 660, thence from said POINT OF BEGINNING with the boundary of Patterson for four calls: South
14' 22' 02" East 218.03 feet to an iron set; South 07' 51' 02" East 264.65 feet to a point; South 80' 33' 53"
West 485.09 feet to an iron set; South 80' 33' 53" West 54.23 feet to a point in the the right-of-way of NC
