The site is currently undeveloped. The site generally drains from the eastern property line to the west and north. A portion of the site is in the Neuse
Buffer, which is now covered with woody vegetation. The rest of the site is predominately covered with grass. The land use in the vicinity is industrial,
however, the land to the south, west, and north is currently vacant.

The purpose of the project is to construct a 700,155 sMarehouse with associated utilities and parking. Stormwater controls will be constructed
outside of the riparian buffer on site and riparian impacts are due to a stormwater management bypass channel from the stormwater controls.

We have designed the stormwater management to have one discharge point, through one 24" pipe to minimize impacts. The buffer will be protected
with a tree protection/sediment fence. The discharge point will be located directly at the top of bank in order to minimize erosion.

Impacts will be minimized by using smaller and lighter equipment near the Neuse River Buffer, rather than large, heavy equipment. During
