in Forsyth County Registry. Estate filed for John A. Pratt (09E1127) willing the property to Gerald Edward Allen Douthit.
A map showing the above described property is recorded in Plat Book___, Page , and referenced within this instrument.

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to the Grantee in fee
simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the right to convey the same in fee
simple, that title is marketable and free and clear of all encumbrances, and that Grantor will warrant and defend the title against the lawful
claims of all persons whomsoever except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:

EXHIBIT "A"
West 209.04 feet from a stone found in the northern
boundary line of said Yarbrough property and being in
the southwestern corner of the property of Phyllis
Saylor'and B. P. Gough described in Deed Book '628, page
168; thence from said beginning point North l0' 40' 0417
East 96.71 feet to a 1/2" new iron pipe; thence North
02' 191 09" East 101.93 feet to a 1/211 new iron pipe;
thence North 16' 29w 51." West 160.62 feet to a 1/211 new
iron pipe;.thence North 17' 06' 23" West 291.14 feet to
a 1/211 new iron pipe; thence North 12' 13' 47" East
410.92 feet to a 1/2" new iron pipe; and North 03' 591
360 East 565. 81 feet to "a 1/2" new pin - iron, said pin
iron being the termination paint of the easement.
The easement is 12.50 feet in Width on each side of the
above -described centerline. Said 25-foot wide easement
shall be .appurtenant to, run with, benefit and be a burden
' upon the above -described 6.73 acre tract and upon the
adjoining 8.41 acre tract which is the eastern portion of Tax
Lot 24 of Block 4634, and also the eastern portion of the
property described in Deed Book 958, page 141, Forsyth County
Registry.
SAVE AND EXCEPT THEREFROM that parcel (Parcel Number 5897-61-6394.000) previously
conveyed to Joan C. Tibbits by North Carolina General Warranty Deed dated December 9, 2005
and recorded in Deed Book 2633, Page 116, Forsyth County Registry, reference to such Deed
being hereby made for a more complete description.
