Good Afternoon Jim, I have been looking a little deeper into the slope issue on 233 Randolph 74 Solar I, LLC. I believe we can consider all the areas with 8% slope (or greater) as impervious and still stay well under the 24% allotted impervious area. Please let me know if you see any issues with this approach. I have included some of the details below. The slope map was used to develop boundaries for all slopes in excess of 8% within the array area (please see the red shaded areas in the sketch below). This total area adds up to 2.78 acres. (The total array area is only 6.24 acres). The total area of our site is 26.58 acres (which includes 23.57 acres on our property and 3.01 acres of access and utility easement on the adjacent Walmart property). Based on the 26.58 acres, we would be allowed to have up to 6.37 acres of impervious surface and still stay under the 24% threshold. The access road, transformer pads, and array posts currently add up to a total of 1.34 acres. Therefore, the sum of all the 8% slope areas (2.78 ac) and the current impervious area (1.34 ac) results in 4.12 acres, with is less than the 6.37 acres allotted. The 4.12 acres of impervious area is approximately 15.5% of the site. Can this information be incorporated into the BUA calculations on the plans and on the application to satisfy the comment? Including the slope map in the calculations would be very helpful, however you may want to further subdivide the slopes that are less than 8% (since a bench with an 8% slope isn’t really much of a bench) or use a color gradient to color the slopes. You could also provide a calculation for the average slope for the solar field area showing that the benching brings the average slope of this area below 8%. If there are certain areas where none of the above works, you could consider the solar panels in that area impervious (you’re allowed to go up to 24% BUA for a low-density project). -Jim 2 From: Patrick Needham <PNeedham@mckimcreed.com> Sent: Thursday, August 19, 2021 1:47 PM To: Farkas, Jim J <Jim.Farkas@ncdenr.gov> Cc: Moore, James <james.moore@ncdenr.gov>; gpeterson@hep-petra.com Subject: \[External\] RE: SW3210403; 233 Randolph 74 Solar I, LLC CAUTION: External email. Good Morning Jim, We have received and reviewed the additional comments for 233 Randolf 74 Solar I, LLC. Regarding Comment #2 about slopes greater than 8%, please see below for a picture of the slope map developed from the suveyed surface. All slopes 8% or less are green, slopes 8%-15% are red, and slopes 15% or greater are blue. In order to comply with your comment, my initial thought was to grade in benches between steep slopes to disipate the flows, but it looks like there are already natural benches between all the steep slopes. Do you think the natural benches will suffice for dissipating flows, or do you have any other suggestions or thoughts on how to comply with the comment? We can definielty add a slope map to the calculations if that would be beneficial. Thanks!
