include singular, plural, masculine, feminine or neuter as required by context.
WITNESSETH, that the Grantor, for a valuable consideration paid by the Grantee, the receipt of which is hereby acknowledged,
has and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, all that certain lot or parcel of land
situated in the City of N/A, Litaker Township, Rowan County, North Carolina, and more particularly described as
follows:
TRACT ONE:
Lying near Sumner, N.C., and on the East side of the Southern Railway:

BEGINNING at a stake on the railroad, Maynard's corner; thence with Maynard's line, South 84
deg. 30 min. East 2093 feet to a stake, Maynard's corner and Winecoff s line; thence with Winecoff s
line, North 2 deg. East 500 feet to a stone, Winecoff s corner and Rozzelle's line; thence with
Rozzelle's line, North 88 deg. West 1905 feet to a stake on Railroad, Rozzelle's corner; thence with
railroad, South 27 deg. West 400 feet to the BEGINNING, containing 20-1/2 acres, more or less, and
being Lot No. 2 in the subdivision of the Marsh -Murdock land.
TRACT TWO:
BEGINNING at a stone on the edge of the Southern right of way, South 63 deg. 30 min. East 837 feet
to a stone; thence South 87 deg. 15 min. East 1424 feet to a stone; thence North 2 deg. East 492 feet
to a stone; thence North 84 deg. 30 min. West 2093 feet to a stone on the edge of the Southern Railway
right of way, Rozzelle's corner; thence with said railway, South 27 deg. West 305 feet to the
BEGINNING, containing 23-7/10 acres, more or less. This conveyance is made subject to the right
of way of the Southern or North Carolina Railroad Company.
TRACT THREE:
Lying six miles South of Salisbury, N.C., on the North of the Maynard Road, BEGINNING at a stone,
Fluck's corner and runs thence North 85-1/2 deg. West 17 chains to an iron stake in the center of the
road, a new corner; thence with the center of the road, South 80 deg. East 17.12 chains to an iron
stake in the center of the road, a new corner on Fluck's line; thence with the old line, North 4 deg.
East 1.65 chains to the BEGINNING, containing 1.40 acres, more or less.
The property hereinabove described was acquired by Grantor by instrument recorded in Book 587 at page 549 and Book
587 at page 122 in the office of the Register of Deeds for Rowan County, North Carolina. See also Estate File
16-E-715 in the office of the Clerk of Superior Court for Rowan County, North Carolina.
A map showing the above described property is recorded in Map Book , Page in the office of
the Register of Deeds for Rowan County, North Carolina.

TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to the
Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor has done nothing to impair such title as Grantor received, and Grantor
will warrant and defend the title against the lawful claims of all persons claiming by, under or through Grantor, other than the
following exceptions:
All easements, restrictions, agreements, roadways and rights -of -way, if any, of record which affect the above -described
property.
